Real Estate Appraiser I Salary: $51,610.42 to $59,224.14 Responsibilities: Appraises residential properties by collecting on‑site information on land and improvement characteristics. Reviews sales and permit data to evaluate market conditions. Performs on‑site investigations to gather additional data as needed, enters characteristics into a mass appraisal software system, and reviews the resulting value for consistency, equity, and accuracy. Explains appraisals to property owners and defends appeals as needed. Reviews properties receiving tax exemptions to determine eligibility for continued exemption. Performs other duties as assigned. Qualifications: Six months’ experience in real estate appraisal or a related field. Minimum of a two‑year associate’s degree, diploma, or equivalent from a college, technical, business, vocational, or correspondence school. Preferred: One year of related experience, a bachelor’s degree, and a Virginia real estate appraisal license. Equivalency of work experience and education considered at the discretion of the City Assessor. Real Estate Appraiser II Salary: $59,745.51 to $68,559.34 Responsibilities: Appraises residential, institutional, and commercial properties by collecting sales and permit data, evaluating property conditions, and performing on‑site investigations to gather additional data. Calculates values, performs mathematical computations, and adjusts information as appropriate, establishing separate land and improvement values when necessary. Maintains sales database, prepares appraisal survey cards, and organizes work for efficient field inspections. Verifies information submitted for appeals to determine validity and accuracy of tax data. Conveys assessment questions and defends values to property owners, other appraisers, real estate agents, brokers, paralegals, and attorneys. Qualifications: Over two years’ experience in mass appraisal, real estate appraisal, real estate sales or brokerage, geography, construction management, or a similar discipline. Knowledge of state‑sanctioned courses on Mass Appraisal Procedures and Techniques (IAAO 101, 102, 300, 171, 151 preferred). Valid driver’s license. Preferred: Bachelor’s degree and a Virginia real estate appraisal license. Real Estate Appraiser III Salary: $70,486.56 to $80,884.94 Responsibilities: Prepares and performs reassessments by generating sales ratios, characteristics, and various reports; analyzes data, compares the area to the current market, determines proper land‑to‑building ratios, and makes recommendations for reassessment. Monitors changes to residential properties, measures physical changes, and assesses their impact on property value. Manages the integrity of the computer system by recording and verifying building permit information, addressing security issues, training staff on software applications, and recommending system improvements. Completes taxpayer reviews, explains assessment changes to clients, and conducts sales analyses to determine adjustments. Performs other duties as assigned. Qualifications: Over three years of experience in real estate and microcomputer usage. Advanced courses sanctioned by state or national appraisal organizations leading to appraisal certification. Valid driver’s license. Preferred: Bachelor’s degree and a Virginia real estate appraisal license. Work Hours Monday to Friday, 40 hours per week. Flexible schedule may apply. #J-18808-Ljbffr
