Position Overview: Property Accountant
The Property Accountant is responsible for managing the full-cycle accounting functions for a portfolio of real estate properties. This role supports accurate financial reporting, ensures compliance with GAAP, and partners closely with property management and asset management teams. The ideal candidate has hands-on experience within a real estate environment and a strong understanding of property-level accounting.
Key Responsibilities: Property Accountant
- Prepare and maintain monthly, quarterly, and annual financial statements for assigned properties
- Perform month-end close, including journal entries, accruals, and account reconciliations
- Manage CAM, real estate tax, and operating expense reconciliations
- Review and post tenant billings, rent rolls, and lease abstracts
- Reconcile cash, prepaid expenses, security deposits, fixed assets, and debt
- Coordinate with property management on budgeting, forecasting, and variance analysis
- Assist with annual budgets, reforecasts, and audit requests
- Support year-end close, including workpapers and external auditor coordination
- Ensure compliance with GAAP and internal accounting policies
- Identify process improvements and support accounting system enhancements
Required Qualifications: Property Accountant
- Bachelor’s degree in Accounting or Finance
- 3+ years of property accounting experience within a real estate company (commercial and/or residential)
- Strong knowledge of GAAP and real estate accounting principles
- Proficiency with real estate accounting systems (ideally Yardi)
- Advanced skills in Microsoft Excel
- Strong attention to detail, organizational, and analytical skills
