Area Property Manager – Tax Credit (LIHTC) Multi-Family Velair Property Management is seeking a highly motivated, experienced Area Property Manager to oversee a portfolio of properties within an assigned Area of Responsibility (AOR). This role is responsible for driving operational excellence, leading and mentoring on-site teams, and ensuring strong financial and compliance performance across multiple communities. The Area Property Manager serves as a key leader within the organization, partnering closely with Property Managers and leadership to optimize occupancy, financial results, and resident satisfaction while upholding Velair’s standards and values. Schedule: Monday – Friday, 8:00 AM – 4:30 PM, with occasional work outside of standard business hours as required by business needs Employee Benefits Paid Time Off: 15 days of PTO, 9 paid holidays, and 2 floating holidays Retirement & Insurance: 401(k) with company matching, medical, dental, vision, life, and disability insurance Additional Benefits: Supplemental compensation opportunities, referral bonuses, professional development programs, and career advancement support Annual Clothing Allowance: $200 per year to be used at the Velair Clothing Store during the designated shopping period Cell Phone Reimbursement: Velair provides associates $60 per month for the business use of their smartphone Essential Duties and Key Responsibilities Supervise, mentor, and support team members within assigned portfolio to ensure strong operational performance and team development Drive financial performance through budget management, rent collection, and expense control Implement marketing and leasing strategies to maximize occupancy and minimize vacancy loss Conduct regular property inspections to ensure curb appeal, safety, and compliance standards are met Ensure compliance with Fair Housing laws and all applicable federal, state, and local regulations Oversee accuracy of property data and reporting within systems such as Yardi, Rent Café, and more Lead onboarding, training, and ongoing development of on-site team members within assigned portfolio Monitor work order completion and maintenance performance to ensure timely service delivery Address escalated resident concerns and operational challenges with professionalism and urgency Conduct regular performance check-ins and meetings with team members in assigned portfolio to review KPIs and goals Act as a point of contact for emergency situations and ensure timely and effective resolution Perform other duties as assigned Education & Certifications Required: High school diploma or equivalent Preferred: Two- or four-year degree in business, real estate, or a related field Certifications: ARM, COS, TCS, RAM, Licensed Real Estate Agent, or similar credentials required, or ability to obtain within six (6) months of employment Professional Experience Minimum three (3) years of property management experience required, or one (1) year as a successful Senior Property Manager at Velair Proven experience managing multi-site portfolios and leading property management teams Required Knowledge, Skills & Abilities Strong expertise in LIHTC, HOME, and affordable housing programs Experience with Yardi, Rent Café, and related property management systems Ability to analyze financial performance, manage budgets, and optimize operating income Strong leadership skills with the ability to coach, mentor, and develop team members Excellent problem-solving and decision-making abilities Strong written and verbal communication skills in English Ability to foster a professional, welcoming environment for residents and staff Additional Requirements Valid driver’s license and auto insurance with the ability to travel between properties Ability to support multiple sites and respond to operational needs as required Personal cell phone required for business use (monthly reimbursement provided) Commitment to professional growth through Velair-supported training and development Physical Requirements Ability to lift up to 30 pounds Ability to conduct regular property inspections, including walking stairs Primarily indoor work with occasional outdoor responsibilities as needed Summary About Velair Property Management At Velair Property Management, our mission is delight residents and communities by providing exceptional homes and service.
