Maintenance Supervisor - Vista Williams Ranch

Job Summary Oversee and perform technical and mechanical work to maintain the cleanliness, appearance, safety, and functionality of the community’s interior and exterior properties, grounds, and common areas. Ensure all work meets company standards, regulations, and safety guidelines. Responsibilities Assist and complete work orders generated from resident requests for service, diagnosing the defect or problem and performing repairs in accordance with policies, procedures, safety standards, and code requirements. Oversee and complete the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspection, creating a punch list, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work. Develop and sustain standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors, and common areas to reflect Greystar quality. Periodically inspect work performed by service team members and contractors to assess effectiveness, verify quality, and develop corrective action plans as needed. Maintain adequate inventory of spare parts and materials; work with the Community Manager to order supplies and tools within budgetary guidelines. Complete monthly preventative maintenance procedures as outlined in the policy and procedure manual. Assist the Community Manager in developing the budget for regular repair, maintenance, and capital projects. Support cost‑cutting and expense‑control programs by fixing rather than replacing parts when possible, avoiding waste of materials, and using tools and equipment correctly. Conduct regularly scheduled safety meetings, ensure all MSDS sheets are current and accessible, and keep up‑to‑date on OSHA and other safety requirements to maintain community compliance. Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding to complaints about maintenance services efficiently and courteously. Qualifications High school diploma, GED, or related experience and training. Experience in property or building maintenance, or a related trade. Own hand tools (unless prohibited by state law) and be knowledgeable in the safe use of hand and power tools, equipment, and measuring devices. Logical problem‑solving ability to define and correct problems. Proficiency in customer service and interpersonal communication with residents and team members. Strong written and verbal communication skills for representing management and interacting with internal and external contacts. Computer proficiency in internet use, word processing, spreadsheets, and database programs; experience with property management systems preferred. Basic mathematics skills for reviewing financial, administrative, and legal documents. EPA Type I and II or Universal certification if the position requires working on a sealed HVAC system; all other required state and local certifications must be maintained. Valid driver’s license to operate a golf cart on property (if applicable). Physical Requirements Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, and carry up to 25 pounds independently and 50 pounds with assistance. Work a flexible schedule, including evenings, weekends, and holidays, and respond to field “call” requests. Local routine travel may be required to attend business meetings, training, or other work‑related events. Compensation Hourly rate: $25.00 – $33.00, with eligibility for quarterly or annual bonus programs for corporate positions, or weekly, monthly, and/or quarterly bonuses for onsite property positions.
