The Maintenance Supervisor is responsible for all maintenance operations of the community, including servicing requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The role works closely with the Community Manager to oversee staff and vendors, ensuring the property’s continued safety and appearance. Essential Duties & Responsibilities Maintenance Management Regular/daily onsite attendance required Coordinate, schedule, and respond to resident/management requests and work orders Ensure all repairs and replacements necessary for community common areas and units Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines Maintain hazard communications program; teach and promote safe work practices Participate in unit inspections as requested Responsible for essential control of community Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, work in progress, etc. Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit Participate in on‑call emergency at community Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors, suppliers, contractors) Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., “walk” units to ensure make‑ready and work orders are completed) Personnel Management Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for staff Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed Provide Community Manager input regarding employee performance evaluations Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Promote harmony and quality job performance of staff through support and effective leadership Customer & Resident Relations Manage excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce policies of the community that the immediate supervisor delegates Education & Experience High School Diploma or Equivalent EPA & CPO certification required; HVAC desired Ability to understand and perform all on‑site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements MS @ Small – Mid Sized Properties with smaller staff Regular movement between work sites, use of wrists, hands, and fingers in repeating motions; monitoring of safety and quality of work; ability to work overtime, weekends, and nights (on‑call emergencies) Move into positions in tight and confined spaces, traverse flat and uneven terrain, ascend/descend stairs, ladders, ramps, and step stools; operate machinery, power tools, motor vehicles, and golf carts; lift and move objects exceeding 100 lbs in all directions Expose to outdoor weather elements and hazardous chemicals; occasionally remain in a stationary position for prolonged periods MS @ Large Sized Properties with large staff Movement between work sites, communication with others, inspection of objects and areas, assessment of accuracy and thoroughness of work; ability to work overtime, weekends, and nights (on‑call emergencies) Movement into positions in tight and confined spaces, ascend/descend stairs, ladders, ramps, step stools; traverse flat and uneven terrain; overhead reach; use wrists, hands, and fingers in repeating motions; operate machinery, power tools, motor vehicles, and golf carts; expose to hazardous chemicals; lift and move objects exceeding 100 lbs Occasionally remain in a stationary position for prolonged periods; lift and place objects exceeding 100 lbs; adjust and move objects 100+ lbs in all directions; exposure to hazardous chemicals License / Equipment Must have reliable transportation due to the emergency on‑call requirement Salary Range: $80,000 to $100,000 per year. Additional compensation may include benefits (medical, dental, vision, life, accidental, and disability insurance), 401(k) with employer matching, and commission and performance bonuses where applicable. Full‑time employees also receive paid sick days and company holidays. When selecting the top candidate, the offer will depend on the specific individual’s experience and qualifications.
