Maintenance Apprentice

Responsibilities Provide exceptional customer service and perform high‑quality maintenance service. Complete assigned work orders from resident requests and preventative maintenance, diagnosing issues and repairing per company policies, safety standards, and code requirements. Execute the “make‑ready” process for vacant apartment homes, including pre‑move‑out inspections, punch lists, vendor scheduling, material procurement, and final inspection. Assist in maintaining grounds, common areas, and amenities, such as picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs or signage. Support cost‑cutting and expense‑control programs by repairing rather than replacing parts when possible, conserving materials, and following proper tool usage. Conduct routine and periodic property inspections to identify safety and risk concerns, keeping the property well‑maintained and communicating needs to management. Follow procedures for sourcing materials and equipment, tracking inventory, returning unused items, and notifying supervisors of reorder needs. Practice proper safety techniques, report equipment malfunctions or injuries promptly, and participate in safety meetings and required training. Follow all company policies and procedures for regulatory and operational compliance, reporting violations when necessary. Adhere to Fair Housing, Americans with Disabilities Act, and all other applicable laws. Perform physical tasks such as frequent standing and walking, occasional squatting or bending, and handling equipment in various conditions, including inclement weather. Qualifications 2+ years of grounds or porter experience. Knowledge of and ability to safely operate maintenance equipment such as pressure washers, leaf blowers, and snowblowers. Ability to perform minor maintenance and repairs. Detail‑oriented and thorough. Strong time‑management and organizational skills for multiple tasks. Capability to work independently and as part of a team in a fast‑paced environment. Understanding of safety hazards and proper use of cleaning and sanitizing solutions. Good interpersonal skills with a polite and courteous demeanor toward staff, prospects, residents, vendors, and visitors. Basic knowledge of Fair Housing laws and OSHA requirements.
