Note:

This opportunity requires 6+ years of construction project management experience with ground-up residential projects. Candidates must have experience managing residential developments through both horizontal site development and vertical construction.

Job Description

• Lead multi-phase residential construction projects from active site development through final home completion.
• Develop project scopes, solicit bids, negotiate contracts, and award work to subcontractors and vendors.
• Build and maintain detailed project schedules covering infrastructure, utilities, and vertical construction.
• Manage project budgets, committed costs, change orders, and cost-to-complete reporting.
• Coordinate with engineers, architects, consultants, municipal officials, utility companies, and inspectors.
• Oversee permitting, inspections, certificates of occupancy, and regulatory compliance.
• Supervise field teams including superintendents, foremen, and subcontractors to ensure quality, safety, and schedule adherence.
• Review construction drawings, specifications, RFIs, submittals, and technical documentation.
• Maintain project documentation including meeting minutes, daily reports, photo logs, warranties, and closeout records.
• Build strong relationships with vendors, subcontractors, and project stakeholders to ensure successful project delivery.

Qualifications

• 6+ years of construction project management experience with ground-up residential projects.
• Experience managing single-family, townhome, multifamily, or mixed residential communities.
• Strong knowledge of site development, utilities, civil work, and vertical residential construction.
• Experience managing project budgets, schedules, subcontractors, and change orders.
• Ability to interpret civil, architectural, structural, and MEP plans.
• Proficiency with Microsoft Excel, Microsoft Office, and MS Project.
• Experience with New Jersey permitting, inspections, DCA processes, and municipal coordination preferred.
• Strong communication, leadership, negotiation, and organizational skills.
