Estimator / Project Manager – Commercial Flooring (1099 | High Earnings Potential)

We’re looking for someone who can price work and run it —not just one or the other.

This role is for a self-sufficient operator who wants to take ownership of projects from bid to punch list, without corporate layers or capped income.

Compensation (Eat What You Kill)

• 30% of net profit → if you manage the full project from pricing, material ordering, material coordination/deliveries, scheduling, and punch list
• 20% of net profit → if heavily supported on project.
• Yearly profit is up to you and how much work you can run. No limit

Milestone Payout Structure:

• 30% of expected profit paid at project start up
• 30% paid at substantial completion
• Remaining 40% paid after punch list sign-off

No waiting on GC payments
Optional draw available after 90 days based on performance

What You’ll Do

Estimating:

• Perform flooring takeoffs
• Build bids using Excel templates
• Source material pricing
• Submit bids via BuildingConnected / PlanHub / relationships
• Attend site visits as needed

Project Management:

• Order materials and coordinate logistics
• Schedule and manage crews (Big plus if you have your own crew relationship)
• Run day-to-day jobsite operations
• Communicate with GCs and clients
• Handle RFIs, submittals, field issues, and problem-solving
• Drive projects through punch list completion

You own the job. Start to finish for maximum pay.

Support Provided

• Owner support on deliveries when needed
• Billing and pay apps handled by owner with input from you
• Guidance on change orders (must be reviewed, but you’ll lead them)
• Backup when needed—not micromanagement

Project Scope

• Primarily commercial flooring
• Projects up to $250K
• Materials include hard tile, carpet tile, LVT, hardwood, and more
• Opportunity to pursue residential work if desired

Requirements

• 2–5+ years in commercial flooring or related GC experience
• Ability to read plans and perform flooring specific takeoffs
• Experience running jobs in the field
• Strong communication with GCs and your crews
• Self-driven and accountable

Not a Fit If You:

• Only have install experience with no estimating background
• Have never managed a project start to finish for a specific trade
• Need constant direction
• Avoid responsibility or tough jobsite situations
