PURPOSE OF POSITION:

Primarily responsible for managing and supporting the Company’s accounts payable processes and related accounting procedures for the Company and all managed properties, as applicable. This position will oversee the day-to-day processing, reconciliation, and reporting of accounts payable activity while working closely with the accounting and property management teams.

This position is intended to provide a long-term career path within the Company, with the expectation that the individual will progressively take on additional responsibility and, as the role develops, grow into an Accounts Payable Manager responsible for overseeing the Company’s accounts payable function, processes, and team.

ESSENTIAL FUNCTIONS:

Position Location: In the corporate office located in Lincoln, Nebraska.

• Manage the day-to-day accounts payable process, including invoice processing, electronic payments, and check disbursements.
• Maintain accurate and timely accounts payable records for the Company and all managed properties.
• Handle escalated vendor discrepancies, past-due issues, payment questions, and statement reconciliations.
• Develop a strong understanding of the Company’s accounts payable processes, systems, controls, and approval procedures.
• Identify opportunities to improve efficiency, accuracy, and consistency within the accounts payable function and assist with implementing process improvements.
• Assist with accruals and ledger reconciliations.
• Produce and monitor monthly cost comparisons to budget.
• Assist with tenant payments and ledger reconciliations.
• Assist in preparing bank and credit card reconciliations.
• Prepare monthly journal entries.
• Assist with intercompany payables and receivables.
• Work closely with the Controller, accountants, property management teams, vendors, and other departments to resolve issues and ensure timely payments.
• As the position develops, take on increasing responsibility for oversight, organization, and management of the Company’s accounts payable function.
• Work toward assuming responsibility for training, coordinating, and eventually supervising AP staff as the department grows.
• Assist in establishing and maintaining AP procedures, internal controls, and performance standards.
• Respond to and provide solutions to special projects created by yourself or as assigned by the Chief Executive Officer or Controller and collaborate with the team to achieve business results.
• Perform other related duties as assigned.

DIRECT SUPERVISOR:

This position reports to the Corporate Controller and will work alongside other accountants and office administrators. As the position progresses toward an Accounts Payable Manager role, the individual will be expected to take increasing ownership of the accounts payable function and may eventually have direct reports.

EDUCATION, KNOWLEDGE, AND SKILLS:

• Bachelor of Science/Art in Accounting, Finance, or a related field and a minimum of 2 years of strong accounting and finance experience or progressive advancement in accounting roles.
• Strong understanding of accounts payable processes and accounting principles, with the ability to develop into a subject matter expert and leader within the AP function.
• Ability to prioritize multiple tasks, meet deadlines, and help implement strategy from a finance perspective.
• Strong attention to detail and commitment to accuracy.
• Ability to identify process improvements and take ownership of implementing solutions.
• Working knowledge of real estate-related contracts, construction accounting, and transaction procedures common in the industry.
• Ability and desire to grow into a leadership role, take ownership of the accounts payable function, and eventually supervise and develop others.
• Personal traits of a high-level commitment, motivation, energy, team orientation, professionalism, trust, personal honesty and integrity, and a demonstration of placing others in a place of high value.
• Ability to communicate professionally in various forms with customers, associates, vendors, and the general public, and ability to contribute to a strong team culture.

This position is designed with a clear opportunity for advancement. The successful candidate will initially focus on developing expertise in the Company’s accounts payable processes and systems, with the expectation of progressively assuming greater responsibility and ownership. As the Company continues to grow, this position is intended to develop into an Accounts Payable Manager role overseeing the AP function, processes, and team.
