WC Smith has an exciting opportunity for an Assistant Property Manager at JETU/Fairway Park , an 800+ unit affordable housing community in Washington, DC. This is a highly visible leadership role responsible for partnering with the Property Manager to oversee the day-to-day operations of one of WC Smith's largest residential communities. The Assistant Property Manager plays a key role in ensuring operational excellence by supporting leasing, resident relations, affordable housing compliance, rent collections, financial performance, staff leadership, and overall property operations. The ideal candidate is an experienced property management professional who thrives in a fast-paced environment, enjoys leading teams, and is committed to delivering exceptional service to residents while maintaining compliance and operational efficiency.
Schedule: Monday – Friday, 8:00 a.m. – 5:00 p.m.
THE ASSISTANT PROPERTY MANAGER WILL:
• Partner with the Property Manager to oversee the daily operations of an 800+ unit affordable housing community.
• Provide leadership and support to office staff while fostering a collaborative, customer-focused team environment.
• Assist with leasing operations, resident retention initiatives, move-ins, move-outs, and lease administration.
• Monitor rent collections, delinquencies, payment arrangements, and collection efforts.
• Review resident files and ensure compliance with Low-Income Housing Tax Credit (LIHTC), Fair Housing, and other applicable affordable housing regulations.
• Coordinate recertifications, audits, inspections, and required compliance documentation.
• Serve as a point of contact for residents, prospective residents, vendors, contractors, and community partners.
• Partner with the maintenance team to coordinate work orders, unit turns, vendor services, and capital improvement projects.
• Conduct routine property inspections to maintain curb appeal, identify operational concerns, and ensure community standards are met.
• Resolve resident concerns professionally while promoting a positive resident experience.
• Assist with financial reporting, budget monitoring, occupancy goals, and overall property performance.
• Utilize Yardi and other property management systems to maintain accurate records and generate operational reports.
• Assume leadership responsibilities in the absence of the Property Manager.
THE IDEAL CANDIDATE HAS:
• Previous experience of at least 3+ years as an Assistant Property Manager, Community Manager, or other property management leadership role.
• Experience working in DC affordable housing, including LIHTC and/or other subsidized housing programs.
• Strong knowledge of leasing, resident relations, rent collections, compliance, and property operations.
• Experience leading staff in a collaborative, fast-paced environment.
• Excellent organizational, problem-solving, and time management skills with the ability to prioritize competing responsibilities.
• Strong written and verbal communication skills with a customer-first approach.
• Proficiency with Yardi and Microsoft Office.
• Knowledge of Fair Housing regulations and DC affordable housing compliance requirements.
• The ability to analyze operational challenges, make sound decisions, and contribute to the continued success of a large, high-performing community.
