Mortgage Assumption Closer (100% Remote)

Pay Rate: $44.00 - $45.00 per hour

Location: 100% Remote

Schedule: Full-Time, MondayFriday

Position Summary

The Mortgage Assumption Closer is responsible for managing all activities required to prepare, coordinate, and complete approved mortgage assumption transactions. This role serves as the primary liaison between borrowers, sellers, title companies, attorneys, investors, and internal departments to ensure all closing requirements are satisfied accurately, compliantly, and within established service level expectations.

Key Responsibilities

Closing Preparation

• Review approved assumption files to ensure readiness for closing.
• Verify all underwriting conditions and investor requirements have been satisfied.
• Confirm collection of all required fees and documentation.
• Review closing packages for accuracy, completeness, and compliance.
• Validate borrower, seller, title company, and attorney information.

Title & Attorney Coordination

• Coordinate directly with title companies and closing attorneys throughout the transaction.
• Provide closing instructions and required assumption documentation.
• Resolve closing-related questions and issues in a timely manner.
• Monitor outstanding title requirements and closing conditions.
• Confirm closing schedules and target closing dates.

Document Preparation & Review

• Collaborate with third-party vendors responsible for preparing closing documents, including:
• Assumption Agreements
• Release of Liability Documents
• Closing Instructions
• Investor-Required Documents
• Disclosure Packages
• Review executed documents for completeness and accuracy.
• Ensure all required signatures, notarizations, and supporting documentation are obtained.

Closing Management

• Coordinate and monitor scheduled closings from preparation through completion.
• Serve as the primary point of contact for all closing-related matters.
• Proactively identify and resolve issues that could delay closing.
• Ensure all parties are prepared to close as scheduled.
• Provide regular status updates to management and stakeholders.

Post-Closing Activities

• Review returned closing packages for completeness and accuracy.
• Verify receipt of all executed documents.
• Identify and resolve document deficiencies.
• Coordinate corrections for missing, incomplete, or inaccurate documentation.
• Submit completed packages for boarding, servicing updates, and investor review as required.
• Ensure all release of liability requirements are fulfilled and properly documented.

Qualifications

Required

• High School Diploma or GED.
• Minimum of 2 years of mortgage closing, title, escrow, mortgage servicing, or related mortgage industry experience.
• Strong knowledge of mortgage closing processes, documentation, and compliance requirements.
• Ability to work independently in a remote environment while managing multiple transactions simultaneously.

Preferred

• Associate degree in Business Administration, Finance, Real Estate, or a related field.
• Experience with mortgage assumptions, loan servicing, title, or escrow operations.
