Maintenance Technician

Overview Asset Living is a third-party management firm with a focus on fostering thriving communities nationwide. Maintenance Technician – Responsibilities Assist in carrying out maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance under the supervision of the Maintenance Supervisor and Community Manager. Assist with the make-ready process in a manner consistent with the property’s operational objectives. Community Maintenance: respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner. Perform ongoing general maintenance tasks to ensure repairs and replacements for community common areas and units are completed. Assist with scheduling and performance of maintenance/repair-related turn events. Daily exterior upkeep of the community (grounds, breezeways, and common areas). Perform swimming pool maintenance and cleaning; maintain accurate, timely chemical logs. Inspect grounds, buildings, and other community features to identify and address hazardous conditions or liability concerns. Maintain preventative maintenance program to extend the life of the community and minimize future repairs. Follow Asset key policy; maintain organized and stocked maintenance shop; adhere to safety standards and OSHA guidelines. Support the Maintenance Supervisor in the hazard communications program and promote safe work practices. Participate in unit inspections as requested. Assist in monitoring inventory of equipment and supplies as requested. Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress. Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit. Report observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager. Participate in on-call emergencies at the community. Utilize property resources, equipment, and supplies economically. Perform additional tasks requested by the Maintenance Supervisor and Community Manager. Customer & Resident Relations: manage excellent customer service and monitor service request turnaround and responsiveness; project a favorable image of the community. Ensure consistency in dealing with residents on all matters; enforce policies delegated by the supervisor. Education/Experience High School Diploma or Equivalent Ability to understand and perform all on-site software functions; basic computer skills required. Must have basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly move about to accomplish tasks or move between worksites; capable of climbing ladders, stairs, ramps, and working in various environments, including tight spaces. Lift and move up to 100+ lbs; work in outdoor weather elements and hazardous conditions; may require overtime, weekends, and night hours for on-call property emergencies. Occasionally remain in a stationary position for extended periods. Licenses/Equipment Must have reliable transportation due to the emergency on-call requirement.
