JOB SUMMARY:

To overseeall aspects of Property management throughmaintainingandimprovingappearance,operational efficienciesandmanagingfacilitiesof all siteswhile implementing and evaluating strategicandfinancial mattersin accordance withorganizationalobjectives. ESSENTIALJOBFUNCTIONS:

Strategically leadtheProperty Managementprogram in a manner which supports GCO’s mission andpositions the agency to reach its overall goals andobjectivesfor growth. Develops andmonitorsthe financial and operational budgets fortheproperty managementprogram to ensure effective, efficient operations and achievement of organizational goals andobjectives. Act as the company’s primary coordinator to ensure that the organization meets and exceeds property management obligations and Goodwill branding standards. Accountable to protect,maintain, and enhance the value of commercial real estatein order tomaximize thebenefitof all stakeholders,to includeconsumers and the community. Reviews leases for company obligations and responsibilities to ensure thatappropriate practices,documentation,and lease requirementsaremaintainedtoensure compliance and minimize agency liability. Accountable forCompany vehiclespecific fleet included but not limited to oversight ofoptimizingefficiency bymaintainingschedule of fleet preventative maintenance and service records as well as implementation of improved processes and methods to generate an acceptable return on investment. Ability to interact with property owners, property managers/landlords,contractors and communicatesin a professional manner and acts as liaison. Demonstrates working knowledge of government rules and regulationsandrequiredaccreditation standards for compliance. Oversight of maintenance andadministrationjanitorial staff and timeline of priorities for projects assigned. Train anddevelop staff in the areas of mission, values,goalsand competencies. Manage the planning, preventive maintenance schedules, maintenance and warranties of equipment and buildings. Oversight of facilities,including but not limited to maintenance, landscaping, HVAC, electrical, plumbing, other utilities,housekeepingand upkeep of property. Forecast and manage replacement of major capital expensesfor all locations, including HVAC systems, roofs, etc. Maintain records for property and equipment. Manage supply/equipmentvendorsand supplier relationships to ensure product relevanceand cost-efficiency. Manage toa continuous improvement process. Evaluate cost effective solutions to streamline the supply/support processes. Inspection of facilities of all business lines to include Donated Goods Retail to ensure safety and customer satisfaction standards are met. Interact regularly with executive team and individual department heads to ensureoperational priorities are aligned with total company direction. Overseefacilitiesrisk management, and collaborate with safety/security dept. Publiclyrepresentsagency at external events with professionalism to enhance public image of GCO and a passion for our mission. Review and be familiar with Goodwill of Central Oklahoma safety policies, programs and procedures and adhere to all safety rules,regulationsand safety codes. Attend safety training and meetings and report any unsafe workconditions,accidentsor injuriesimmediately.

ADDITIONAL RESPONSIBILITES:

Perform other duties and projects as assigned byManagement.

QUALIFICATIONS:

Bachelor’s degree and a minimum of7years related experience and/or training; or equivalent combination of education and experience. Supervisory experiencerequired. Demonstrated experience with executing strategic planning. Exceptional analytical judgment anddecision-makingskills;financial managementskills; systems analysis and evaluation skills. Mustbe 21 years old. Valid Oklahoma Driver’s License and Car Insurance Verification,required. Must pass MVR check andmaintaina good drivingrecord. Must passOSBI/DOC background screen. Ability to speak, read and write the English language. Reliable transportation and communication,required.

WORK ENVIRONMENT:

Works in a climate controlled, office or retail environment most of the time. Employee isoccasionally exposed to moving mechanicalparts;fumes or airborne particles and outside weather conditions. Occasionally exposed to high, precarious places. Travel to company locations asrequired. Works40 hoursper week or more whenrequired.
