The Leasing Consultant is responsible for establishing and maintaining a relationship with prospective and current residents. The Leasing Consultant will assist with marketing and is responsible for leasing the property.Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.Essential Job Duties and Responsibilities:This job description does not list all duties that will be required of this position. You will be required to perform other duties, as requested by your supervisor.Create positive, welcoming, supportive environment for resident, visitors and community associatesAssist with development and implementation of resident services programmingUtilize maintenance software program to enter in and track service requestsAssist in attracting, screening, and selecting prospective residents in accordance with federal, state, governing program laws and regulations utilizing the set Resident Selection CriteriaPrepare market surveys and traffic reportsLease renewal processDetermine the needs of prospective residentsPrepare lease packagesCollect late rents and other monies due to the propertyMove-in and move-out processAnswer the telephone and greet prospective residents and residents in a pleasant and positive manner. Respond to incoming calls from the corporate office or those related to the operation of the propertyContact all guests by phone and/or email within 24 hours or less of their initial visitSends Thank You cards after to guestsMay be asked to perform housekeeping duties as neededKnowledge, Skills and Abilities (KSAs):Work flexible schedule, including evenings and weekendsDisplay professionalism in both work ethic and appearanceTravel for the purpose of conducting property business. Must have a government issued state ID, or valid driver’s license if required by Management based on location/property or business needsAssist in the absence of the Community Manager or Assistant Community Manager in handling of emergencies, log resident service requests, inspection of vacant apartments, etc.Excellent customer service skillsDemonstrate strong written and oral communication skillsClearly communicate verbally, in writing and read in EnglishEducation and Experience:High School Diploma or EquivalentProficiency in One Site preferredMinimum of one year property management experience preferredExperience in affordable housing, Tax Credit, HUD and/or Rural Development preferredPhysical Demands:Must be able to access all areas of the propertys grounds and structures, including multilevel structures, with or without the aid of an elevatorWork with a computer for a minimum of 7 hours daily either standing or sittingProvide a welcoming office environment for potential residentsOpen the model apartment for tours and complete daily inspections of the tour route and model for appropriate curb appealEffectively communicate with applicants, residents, vendors and supervisors in e-mail, by phone, or in person regarding day to day operations of the property. #J-18808-Ljbffr
