Job Description The Assistant Property Manager provides first-class property management services and assists a Property Manager in overseeing a portfolio of commercial Industrial properties. Day-to-day responsibilities include assisting with issues regarding building/property operations, enhancing tenant relations, vendor scheduling, and customer service. Primary Responsibilities: Work with Property Managers to resolve buildingoperations’issues. Work closely with vendors to ensure compliance with service contracts. Recommend and/or complete vendor contracts asappropriate. Ensure adherence to property owners’ policies and procedures, as well as compliance with codes, regulations, and governmental agency directives. Answer office telephone asrequiredandassistcallers. Receive work order requests and coordinate with the building technician or vendor(s) asappropriate. Schedule buildingactivity,including move-ins/move-outs,and verify insurance. Follow established A/r guidelines,including contacting tenantsregardingfollow-up on rent payment status and assistingtheProperty Manager in lockouts, assigning late fees, or sending demandlettersas necessary. Review and ensurethe accuratecoding of invoices for payment. Assist Property Managers in the preparation of the monthly reporting package/financial reports according totheowner's needs. Assist Property Managers with the preparation, assembly, review, and implementation of the annual operating and capital budgets, as well as operating expense reconciliations. Assist the Property Managers as appropriate incoordinating insurance procurement, electricity procurement, and real estate tax review processes for properties. Ensure compliance with management agreements. Work with the Property Managers tofacilitateaccounting, leasing, marketing, and construction needs. Understand lease types to assist the Property Manager with ensuring Lease compliance. Process Tenantbillbacksexpenses. Assistin the response and resolution ofafter-hoursemergency calls as needed. Assistin planning and executing tenant events withthemanagement team.
