Leasing & Community Manager

About the Role The Mercantile is a boutique luxury apartment community in the heart of downtown Columbus. We are looking for an energetic, personable, and highly motivated Leasing & Community Manager to take ownership of the day-to-day resident and leasing experience at the property. This is not a traditional desk-based property management position. We want someone who enjoys meeting people, selling, solving problems, and taking ownership. You will become the face of The Mercantile—welcoming prospective residents, building relationships with current residents, keeping the property looking its best, and making sure issues don't fall through the cracks. You'll work directly with ownership and have meaningful autonomy to run the community. What You'll Do Leasing & Sales Respond quickly to new leasing inquiries by phone, text, and email Schedule and conduct apartment tours Build relationships with prospective residents and help them find the right apartment Follow up consistently with prospects after tours Manage applications and coordinate lease signing and move-ins Maintain accurate availability, pricing, and listing information Help develop creative ideas and partnerships to generate new leasing opportunities Track leasing activity and conversion results Work toward occupancy and leasing goals Resident Experience Serve as the primary point of contact for residents Build friendly, professional relationships with the community Respond promptly to resident questions and concerns Coordinate maintenance requests and follow through until issues are resolved Assist with renewals, move-ins, and move-outs Help create a welcoming environment where residents feel that management is accessible and genuinely cares about their experience Property Operations Regularly walk the property and identify issues before residents have to report them Monitor common areas, vacant apartments, cleanliness, lighting, access systems, and general property condition Coordinate vendors, cleaners, and maintenance contractors Ensure vacant apartments are ready for showings and move-ins Conduct routine inspections and assist with unit turnover Maintain organized property records and use property-management software for day-to-day operations Communicate important property issues and recommendations directly to ownership Schedule This is a full-time position averaging approximately 40 hours per week . The typical schedule will be Tuesday through Saturday , with Saturday generally being a shorter leasing/tour day. The position is primarily on-site, but we believe in flexibility. Some administrative work may be completed remotely when appropriate, and weekly hours can be adjusted to accommodate occasional evening tours or other property needs. Occasional after-hours availability for scheduled tours and urgent property matters is expected. This is not intended to be a 24/7 on-call position . Compensation & Benefits $55,000–$65,000 base salary , depending on experience Performance and leasing bonuses up to $20,000 annually Strong performers can reasonably expect $8,000–$12,000+ in annual bonuses , with exceptional performance providing the opportunity to earn the full $20,000 Potential total annual cash compensation of up to $85,000 Optional discounted luxury apartment at The Mercantile Paid time off Flexible scheduling when property needs allow Significant autonomy and direct access to ownership Opportunity to grow with an expanding real estate ownership company Our bonus program rewards results that directly contribute to the success of the community, including new leases, occupancy, resident retention, responsiveness, and overall property performance . We are particularly interested in candidates with backgrounds in: Apartment leasing or property management Hotels and hospitality Resident or guest services Sales Luxury retail Customer service or operations More important than your specific background is your attitude.
