Location: Lansing, MI, or nearby areas
Work Arrangement: On-site at the corporate office
Salary Range: $65,000-$75,000 per year

Position Overview

We are seeking an experienced Compliance Specialist with a strong background in HUD regulations, Section 8 housing programs, and affordable housing file audits. The ideal candidate will have at least 5 years of hands-on experience auditing and processing Section 8 files, ensuring compliance with HUD policies and procedures, and supporting housing operations.

This role is ideal for a detail-oriented professional who understands affordable housing compliance requirements and can travel as needed to support audits, reviews, and operational activities.

Key Responsibilities

• Conduct audits and reviews of HUD and Section 8 housing files to ensure compliance with applicable regulations and program requirements.

• Review tenant eligibility, income certifications, recertifications, supporting documentation, and other compliance records.

• Ensure adherence to HUD policies, procedures, and applicable Section 8 program guidelines.

• Identify compliance gaps, documentation discrepancies, and audit findings, and recommend corrective actions.

• Support Section 8 file processing and ensure accurate, complete, and timely documentation.

• Assist with internal compliance reviews, file quality checks, and preparation for external audits or regulatory reviews.

• Travel to properties or other locations as needed to conduct file audits, review documentation, and support compliance initiatives.

• Collaborate with property management and operations teams to resolve compliance issues and improve processes.

• Maintain accurate audit records and prepare reports on findings, corrective actions, and compliance status.

Required Qualifications

• Minimum of 5 years of experience in Section 8 file auditing and processing .

• Hands-on experience auditing HUD housing files and reviewing affordable housing documentation.

• Strong knowledge of HUD policies, procedures, and Section 8 compliance requirements.

• Experience reviewing tenant files, income certifications, eligibility documentation, and recertification records.

• Ability and willingness to travel as required.

• Strong attention to detail, organizational skills, and analytical abilities.

• Excellent written and verbal communication skills.

Preferred Qualifications

• Experience in affordable housing compliance, property management, or housing program administration.

• Previous experience supporting housing operations or working closely with property management teams.

• Experience identifying audit discrepancies, documenting findings, and coordinating corrective actions.

• Familiarity with HUD compliance reviews and affordable housing regulatory requirements.

Compensation and Work Environment

• Annual salary range of $65,000-$75,000 , depending on experience.

• On-site position based at the corporate office.

• Travel required to support property audits and compliance activities.

The ideal candidate is an experienced HUD/Section 8 compliance professional who can independently review and audit housing files, interpret applicable policies and procedures, identify compliance issues, and support accurate file processing.
