The Commercial Leasing Manager oversees rental operations for a commercial real estate portfolio, managing lease negotiations, application processing, documentation, marketing coordination, and tenant relationships. This hands-on, relationship-focused role is ideal for a disciplined, self-starting, detail-oriented professional who can work independently in a high-volume environment while delivering exceptional customer service across retail, restaurant, and office spaces.

 

Responsibilities

• Act as liaison among tenants, in-house personnel, inside counsel, consultants, and brokers to negotiate, prepare, and review leases and related documents.
• Manage amendments, renewals, extensions, licenses, terminations, subleases, lessor consents, right-of-first-offer and right-of-first-refusal notices, cell tower agreements, and related matters.
• Review commercial lease language and manage negotiations with prospective tenants.
• Manage build-outs and develop tenant concept plans in collaboration with architects.
• Work closely with accounts receivable to track and respond to arrears.
• Maintain a commercial leasing tracking database for all portfolio matters.
• Gather and verify information required to process and close rental applications accurately and promptly.
• Communicate with prospective renters, employers, previous landlords, and other involved parties to obtain application documentation.
• Provide application status updates, resolve discrepancies, and ensure quality customer service.
• Monitor broker marketing efforts and ensure listings are accurate and current.
• Track unit availability and make-ready status with building superintendents.
• Collaborate with property management to address tenant issues and present vacant spaces effectively.
• Coordinate move-ins and move-outs with property management.
• Assist with special projects as needed.

 

Required Qualifications

• 3+ years of progressive commercial leasing experience in the New York City real estate field.Experience processing applications in a high-volume commercial setting.
• Experience overseeing commercial spaces, including retail, restaurant, and office properties.
• Experience with bookkeeping and/or real estate accounting.
• Ability to work independently and manage all aspects of commercial leasing and marketing.
• Experience with Yardi or comparable accounting software.
• Proficiency in Microsoft Word and Excel.
• Excellent organizational and multitasking skills, with the ability to prioritize and complete time-sensitive tasks in a fast-paced environment.
• Strong attention to detail and problem-solving skills.
• Strong communication and customer service skills.
