JOB DESCRIPTION SUMMARY

This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities include all activities related to leasing to new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals.

Essential Responsibilities: Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening, and background checks, and preparing lease and move‑in packages. Inspect apartments prior to move‑in to ensure they are ready and coordinate any outstanding work with maintenance. Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans and goals, and follow established policies related to concessions and specials. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach, internet marketing tools, and other community‑specific programs. Use on‑site property management software to track availability, record leasing activities, manage resident and prospect data, and capture demographic information. Ensure show units meet company standards for quality by inspecting the marketing corridor, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction via e‑mail, thank‑you notes, cards, or phone calls. Support the lease renewal program by preparing renewal letters, contacting residents before move‑out dates, and ensuring renewal documents are signed on time. Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or communicate requests to appropriate individuals. Required Licenses or Certifications: All state and local licenses and certifications required for the position. Valid driver’s license to operate a golf cart on the property.

PHYSICAL DEMANDS

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to twenty‑five (25) pounds independently and fifty (50) pounds with assistance. Travels may be required for training, business meetings, or assisting other properties. Work a flexible schedule, including evenings, weekends, and holidays. The hourly range for this position is 15.00 – 19.00 USD.

ADDITIONAL COMPENSATION

Corporate Positions – may be eligible to participate in quarterly or annual bonus programs based on individual and company performance. On‑site Property Positions – may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
