- Integrated Project Administration: Centralize and manage all project documentation to guarantee strict regulatory compliance, schedule precision, and rigorous budget oversight.
- Final Delivery & Closeout: Orchestrate the collection and distribution of critical closeout packages, including as-built drawings, comprehensive warranties, certificates of occupancy, and lien releases.
- Strategic Project Sequencing: Develop logical, phased project schedules and optimize time allocation to consistently beat critical deadlines.
- Stakeholder Network Management: Cultivate and sustain high-trust partnerships with subcontractors, material suppliers, and internal cross-functional teams.
- Financial Analysis & Optimization: Monitor and analyze real-time cost data to identify and eliminate variances between initial estimates and actual expenditures.
- Subcontractor Procurement: Strategically source, evaluate, and negotiate competitive subcontractor bids and project budgets to maximize value.
- Risk-Mitigated Estimating: Deliver comprehensive estimate documentation that proactively identifies potential budget gaps and project-specific risks.
- Multi-System Estimation: Produce detailed estimates across diverse delivery methods and conduct rigorous quote reviews in collaboration with the project management team.
- Buyout & Onboarding: Facilitate seamless post-bid buyouts and lead the onboarding process for selected subcontractors.
- Market Engagement: Represent the firm in "meet-and-greet" presentations to strengthen ties with the subcontractor and supplier community.
The Successful Applicant
- 7+ years of experience in construction estimating (commercial preferred).
- Strong understanding of construction law and industry best practices.
- Excellent communication, leadership, and problem-solving skills.
- Associate's degree required; Bachelor's in Construction Management or Engineering preferred.
- Experience across diverse project types and delivery methods.
- Proficiency in construction software and willingness to learn new platforms.
- Strong teamwork and collaboration skills.
- Ability to prepare estimates from proposals, blueprints, specifications, and related documents.
- Skilled in identifying labor, material, and time requirements.
- Comfortable attending bid meetings, owner meetings, and stakeholder presentations.
- Works directly with the Chief Estimator on both small and large-scale projects.
- Effective communication with subcontractors and suppliers (e.g., concrete, steel, precast, masonry).
- Base Salary: $120,000 - $140,000 (based on experience)
