Occasional travel to client sites may be required for site surveys, existing-conditions validation, and design coordination.

General Summary:

\n

The BIM Manager is an individual contributor responsible for the technical integrity of the security designs produced by 4Liberty's Automated Security Design Services (ADS) practice. The incumbent designs, reviews, and validates electronic security systems — access control, video surveillance, intrusion detection, and intercom, for large-scale commercial programs spanning multi-site portfolios, with additional work across healthcare and critical infrastructure.

\n

This is a deeply technical position. A substantial portion of the role is technical review: evaluating design packages, validating the engineering that underpins them, and performing QA/QC prior to submitting deliverables to clients.

\n

The role is highly cross-functional, requiring day-to-day coordination with other designers, internal engineers, the Security PMO and project managers, field survey teams, vendors and manufacturers, installation subcontractors, and client stakeholders.

\n

Supervision Level:

• Reports to Senior Manager, Automated Security Design Services.

• This is an individual contributor role; the incumbent will not manage a team.
\n
• The incumbent will work cross-functionally with multiple stakeholders.
\n

\n

Responsibilities:

\n

SECURITY DESIGN

\n

\n
• Designs complete electronic security system packages — access control, video surveillance, intrusion detection, and intercom and communication systems — from concept through Issued-for-Construction and as-built stages.
\n
• Develops load sheets, panel schedules, riser diagrams, point-to-point wiring diagrams, cable schedules, and equipment layouts for multi-site programs using standardized deliverable templates.
\n
• Produces Issued-for-Construction drawing sets in AutoCAD in compliance with client standards, NEC, NFPA, and applicable local codes.
\n
• Sizes and specifies security system components, including controllers, readers, cameras, power supplies, electrified hardware, locking devices, and head-end and server infrastructure.
\n
• Performs technical review of field survey data — validating door hardware inventories, device counts, infrastructure pathways, and power availability — and translates findings into actionable design documents.
\n
• Produces as-built documentation packages incorporating field redlines, change orders, and installation deviations.
\n

\n

TECHNICAL REVIEW AND QUALITY

\n

\n
• Reviews and redlines security design packages produced by others, identifying technical errors, code conflicts, coverage gaps, and constructability issues, and driving them to resolution.
\n
• Validates the engineering underlying each design, including power supply and load calculations, voltage drop, cable distance and gauge selection, PoE budgets, controller and panel capacity, video storage retention, and network bandwidth.
\n
• Applies and enforces the QA/QC standard for assigned deliverables, working to defined review criteria, checklists, and quality gate checks, and holding packages to that standard under schedule pressure.
\n
• Participates in project kickoff meetings, design reviews, and quality gate checks to ensure deliverable accuracy before client submission.
\n
• Serves as a senior technical resource and escalation point for design methodology and technical troubleshooting.
\n
• Clearly explains and supports design decisions and technical rationale to clients and project stakeholders.
\n

STANDARDS AND CONTINUOUS IMPROVEMENT

\n

\n
• Maintains and improves design standards libraries, template drawing sets, symbol libraries, and specification documents to drive consistency across sites and programs.
\n
• Identifies opportunities to standardize repeatable site types and improve production efficiency, accuracy, and consistency.
\n
• Contributes to the development of internal design standards and supports their adoption across the practice.
\n
• Supports BIM-based design workflows, including 3D modeling of security systems in Revit, as assigned.
\n

\n

CROSS- FUNCTIONAL COORDINATION

\n

\n
• Coordinates with other designers, internal engineers, the Security PMO, and project managers on deliverable scope, sequencing, and schedule.
\n
• Coordinates with field subcontractors and survey teams to resolve RFIs, design discrepancies, and scope-change impacts across high-volume site rollouts.
\n
• Coordinates with vendors and manufacturers on product selection, specification, and application support.
\n
• Delivers clear and consistent updates on design status, risks, and milestones to internal leadership and client stakeholders.
\n
• Prepares design documentation, QA/QC records, and coordination visuals to support stakeholder alignment.
\n
• Tracks deliverable status and labor hours on assigned work.
\n
• Supports scope development and estimating with device takeoffs, quantity validation, and bill of material development.
\n
• Performs other duties as assigned.

Requirements

Knowledge, Skills, and Abilities:

\n

Experience:

\n

\n
• A minimum of 5 years of experience designing electronic security systems — access control, video surveillance, and intrusion detection, for commercial facilities.
\n
• Experience in healthcare, institutional, or critical infrastructure environments are desirable.
\n
• Experience performing technical design review and redlining of security design packages produced by others.
\n
• Experience delivering standardized design packages across multi-site or program-level engagements.
\n
• Revit and BIM experience are a plus.
\n
• An equivalent combination of experience, certification, and demonstrated technical capability may be considered in lieu of the stated minimums.
\n

\n

A combination of experience, education, and/or training which demonstrates the following knowledge, skills, and abilities:

\n

\n
• Expert proficiency in AutoCAD for producing construction-grade security system drawings, floor plans, riser diagrams, and details.
\n
• Proficiency in Bluebeam Revu for markup, takeoff, and collaborative design review; Studio Sessions experience preferred.
\n
• Experience delivering design against an owner's or enterprise client's published technical standard and documenting conformance to it.
\n
• Detail-oriented, with the organizational, planning, and follow-up discipline to manage concurrent design packages across multiple sites against tight deadlines.
\n
• Excellent verbal, written, and interpersonal skills; skillset will be evaluated prior to engagement.
\n
• Exposure to Autodesk Revit or BIM workflows are a plus.
\n

\n

Knowledge of:

\n

\n
• Access control system architecture, including controllers, readers, electrified hardware, request-to-exit devices, door contacts, panel wiring, and communication protocols such as RS-485, TCP/IP, and OSDP.
\n
• Enterprise access control platforms.
\n
• Required: Design experience with at least one of Genetec Security Center, Lenel OnGuard, or Honeywell Pro-Watch.
\n
• Additional platform experience is highly desirable, including C•CURE 9000, S2 NetBox, and equivalent enterprise systems.
\n
• Video surveillance design, including camera selection, lens calculations, field-of-view and DORI validation, storage retention sizing, and network bandwidth.
\n
• Video management platforms, including Genetec, Milestone, Avigilon, and Exacq.
\n
• Security device manufacturers and product lines.
\n
• Working knowledge across major manufacturers is highly desirable, including Hanwha Vision, Axis Communications, Commend, Motorola Solutions, Pelco, Avigilon, Bosch, and Teledyne FLIR.
\n
• Design engineering fundamentals underlying a security package, including power supply and load calculations, voltage drop, cable distance and gauge selection, PoE budgeting, controller and panel capacity planning, and video storage and bandwidth calculations.
\n
• Design review and redline practice, including evaluation of a package produced by others for technical accuracy, code compliance, coverage adequacy, and constructability.
\n
• Working familiarity with applicable codes and standards governing low-voltage security installations, including NEC Articles 725 and 760, NFPA 72, and UL 294.
\n
• Division 28 Electronic Safety and Security and Division 27 Communications design and documentation practices.
\n
• Structured cabling and pathway design, including routing, distance limitations, and termination schedules.
\n
• Vertical-specific security requirements are a plus, including healthcare environments governed by HIPAA physical safeguards and Joint Commission standards, and utility environments governed by NERC CIP-003 and CIP-006.
\n
• MS Office Suite, Smartsheet, and Power BI.

Education/Certification:

• Bachelor's degree in Electrical Engineering, Electronics Technology, Security and Fire Alarm Technology, Architecture, Engineering, Construction Management, or a related technical discipline; or an equivalent combination of certifications and hands-on experience.
\n
• Physical Security Professional (PSP) or Certified Protection Professional (CPP) through ASIS International preferred.
\n
• NICET certification in Electronic Safety and Security, Level II or above, preferred.
\n
• Manufacturer certifications in enterprise video management or access control platforms preferred.
\n
• Registered Communications Distribution Designer (RCDD) through BICSI is a plus.
\n
• Autodesk Certified Professional (Revit) is a plus.

Salary:

\n

The salary range for this role is $85,000 – $120,000. This range is only applicable for jobs to be performed in San Diego, CA. This is the lowest to highest pay scale we reasonably expect to pay for this role at the time of this posting. We may ultimately pay more or less than the posted range, and the range may be modified in the future. An employee’s pay position within the pay range will be based on several factors including, but not limited to, relevant education, qualifications, certifications, experience, skills, geographic location, and business or organizational needs.
