About the role

We’re hiring one experienced, tech-savvy property manager to lead three connected areas: owner and property onboarding, leasing, and oversight of our Resident Relations team. This is a hands-on leadership role. You’ll do the work, guide others doing it, and help us find better ways to get it done.

What you’ll do

• Guide new properties from signed agreement to market-ready, including AppFolio setup and coordination with Maintenance.
• Set market-based rents, publish listings that follow fair housing rules, and manage showings, screening, leases, and move-ins.
• Build lasting relationships with owners through regular, proactive updates on their properties.
• Lead and coach the Resident Relations team so owners and residents get a consistently great experience.
• Serve as the escalation point for late rent, resident issues, and owner concerns.
• Enforce lease terms, handle lease terminations, and coordinate eviction cases with legal counsel when needed.
• Drive renewals and keep vacancy time low.
• Review property expenses and follow up on aging maintenance requests with the Maintenance team.
• Work with vendors and other third parties on behalf of owners.
• Act in the owner’s best interest and uphold our fiduciary duties at all times.
• Spot opportunities to grow our portfolio, including owner referrals.
• Use AppFolio Realm-X to create and improve workflows, and use AI tools like Claude, ChatGPT, and Gemini in daily work.
• Share best practices and help the team work more efficiently.
• Other duties as assigned.

What you bring

• 3+ years of residential property management experience, including single-family homes.
• Active California DRE salesperson License (required).
• Strong knowledge of California landlord-resident law and fair housing rules.
• Experience leading or training team members.
• Strong AppFolio experience. Hands-on experience with Realm-X is a big plus.
• Comfort with AI tools such as Claude, ChatGPT, and Gemini, and a willingness to learn new technology quickly.
• LeadSimple and ShowMojo experience is a plus.
• Clear, professional writing and phone skills.
