THEROLE ThePropertyOperationsCoordinatorprovideshands-onfieldandadministrativesupportforSJP'sgrowinghousingportfolio.WorkingcloselywiththeDirectorofOperations,thispersonhelpsensureeverypropertyisreadyforoccupancy,residentsaresupported,maintenanceissuesareresolved,vendorsarecoordinated,andpropertyinformationstaysaccurateandorganized. Thisisnotadesk-onlyposition.ThePropertyOperationsCoordinatorwillregularlytravelbetweenpropertiestoconductinspections,supportmove-insandmove-outs,meetvendors,checknewlysecuredresidences,andensurehomesmeetSJP'sstandards. Theidealcandidateishighlyorganized,dependable,andcomfortablebeingtheconnectionpointbetweenresidents,propertyowners,vendors,andtheinternalSJPteam.Thispersonnoticeswhatneedstobedone,communicatesclearly,andfollowsthroughuntiltheissueisresolved. KEYRESPONSIBILITIES PropertyInspections&Readiness TravelregularlytoSJPpropertiestoconductinspectionsandpropertychecks. Inspectnewlysecuredpropertiesandidentifymaintenance,furnishing,cleanliness,safety,oroperationalneedsbeforeoccupancy. Ensureresidencesarefullyfurnished,equipped,clean,andmove-inreadytoSJP'sstandards. Documentpropertyconditions,damages,maintenanceneeds,andoutstandingitems. Coordinateandfollowthroughonanyworkrequiredtobringpropertiestomove-in-readycondition. Move-In/Move-OutOperations Supportmove-inandmove-outoperationsacrosstheSJPportfolio. Conductpre-move-inandpost-move-outpropertyinspections. Confirmpropertiesarefullypreparedbeforeresidentarrival. Coordinatecleaning,maintenance,furnishing,access,andotherturnoverneeds. Assistwithkeys,accessinstructions,andproperty-specificmove-inlogistics. Identifydamagesormaintenanceneedsfollowingmove-outsandcoordinatenextsteps. Supportresidentrelocationsbetweenpropertiesasbusinessneedschange. Vendor&MaintenanceCoordination Coordinatecleaners,maintenanceprofessionals,contractors,andotherserviceproviders. Schedulevendorsandmeetthematpropertieswhenaccessoron-sitecoordinationisrequired. Communicatepropertyissuesandscopesofworkclearlytovendors. Followuponopenworkordersandrepairsthroughcompletion. Coordinatewithpropertyownersregardingmaintenanceresponsibilitiesandapprovals. HelpbuildandmaintainareliablenetworkofvendorsacrossSJP'smarkets. Resident&PropertyOwnerSupport Communicatedirectlywithresidentsregardingmaintenancerequests,propertyconcerns,access,andotherhousingneeds. Providetimelyupdatesandensureresidentconcernsarefollowedthroughtoresolution. Communicatewithpropertyownersregardingmaintenance,propertyconditions,lease-relatedneeds,andoperationalquestions. EscalateurgentorcomplexissuestotheDirectorofOperationswhennecessary. Maintainprofessionalrelationshipswithresidents,propertyowners,andexternalpartners. Administrative&OperationalSupport SupporttheDirectorofOperationswithday-to-dayportfoliooperationsandadministrativeneeds. Maintainaccurateproperty,resident,vendor,maintenance,andoccupancyinformationwithinSJP'ssystems. Completedataentryandmaintainorganizedoperationaldocumentation. Trackoutstandingmaintenanceitems,propertyneeds,andfollow-upsthroughcompletion. Maintaininspectiondocumentationandpropertyrecords. Assistwithleasedocumentation,propertyinformation,andotheroperationalrecords. Serveasacommunicationlinkbetweenresidents,vendors,propertyowners,andtheinternalSJPteam. Helpensureoperationaldetailsandfollow-upsdonotfallthroughthecracks. QUALIFICATIONS 2+yearsofexperienceinpropertymanagement,housing,hospitality,facilities,fieldoperations,administrativeoperations,orarelatedrolepreferred. Highlyorganizedwithstrongattentiontodetailandfollow-through. Strongwrittenandverbalcommunicationskills. Comfortableinteractingprofessionallywithresidents,propertyowners,vendors,contractors,andinternalteammembers. Abilitytomanagemultipleproperties,requests,andcompetingprioritiessimultaneously. Strongproblem-solvingskillsandabilitytotakeownershipofissuesthroughresolution. Comfortableworkingindependentlyandmakingsounddecisionsinthefield. Proficientwithemail,spreadsheets,dataentry,andoperationalsoftware. Validdriver'slicenseandabilitytotravelregularlybetweenproperties. AbilitytoworkprimarilyfromAbilenewithregulartraveltootherTexasmarketsasneeded. PREFERRED Experienceincorporatehousing,workforcehousing,propertymanagement,hospitality,orresidentialoperations. Experiencecoordinatingmaintenancevendorsorcontractors. Experienceconductingpropertyinspectionsormanagingresidentialturnovers. Familiaritywithleases,propertydocumentation,andoccupancytracking. WORKENVIRONMENT&AVAILABILITY Thisisanactivefieldrole.Expecttobeonyourfeetforextendedperiods,walkandinspectproperties(includingclimbingstairs),movebetweenmultiplelocationsinaday,andoccasionallyliftormoveitemsuptoapproximately25lbs. Workisperformedatpropertiesandinthefieldinvaryingindoorandoutdoorconditions,inadditiontoadministrativetimebasedinAbilene.
