You'll be on the phone with landowners across the country, uncovering opportunities, building trust, presenting offers, negotiating deals, and securing signed contracts.

Some conversations are straightforward. Others involve title issues, probate, tax problems, family situations, access challenges, or unrealistic expectations. 

We're not looking for someone who can simply read a script. We're looking for someone who can think, ask great questions, understand what's really driving a seller's decision, and follow up when others quit. The people who thrive here genuinely care about helping sellers, but they're also competitive, internally driven, and take ownership of their pipeline and results. If you enjoy solving problems, negotiating win-win outcomes, and having direct control over your performance and income, you'll probably love this role.

Compensation:

$80,000 - $140,000

Responsibilities:

• Present 12+ tailored purchase offers each week across multiple markets.

• Build trust with landowners by understanding their goals, challenges, and motivations for selling.

• Structure win-win solutions that solve seller problems, including title issues, probate, back taxes, access challenges, and flexible closing timelines.

• Negotiate confidently while protecting LandPenguin's profitability and investment criteria.

• Maintain disciplined underwriting standards and quickly eliminate opportunities that do not meet the company buy-box.

• Relentlessly follow up on every qualified opportunity until a clear outcome is reached.

• Consistently balance seller needs, risk management, and profitability to create successful transactions.

LandPenguin was started in 2020 by Ciaran (me) and Leonard Sheil. We were a father-and-son duo, remotely located in Ireland, buying and selling land across the US before we'd ever set foot in the country. We had no local advantage or network, just a system, a process, and the discipline to work it every day.

Ciaran now runs the operation from St. Pete, FL. We've closed 155 properties across NY, OK, LA, CA, and DE, and our team now spans four countries. We've built the systems, the capital, and the processes. We need the right professional to take ownership of a proven opportunity.
