Directs, schedules, and oversees staff to ensure facilities are maintained in accordance with district standards, safety regulations, and operational guidelines. QUALIFICATIONS: Education and/or experience equivalent to a High School Diploma or GED Five (5) years minimum journey-level experience in facilities management, custodial operations, or a related skilled trade, including three (3) years of supervisory experience State of Arizona Identity Verified (IVP) Fingerprint Clearance Card May require possession of, or ability to obtain (within specified time), certifications such as scissor lift certification, asbestos certification, Backflow Tester Certification, OSHA 10, and Class B Commercial Driver’s License (CDL) Valid Arizona Driver’s License Knowledge of OSHA, AHERA, IAQ standards, and applicable safety regulations Knowledge of custodial operations, inventory control, and custodial budgeting Knowledge of commercial carpentry, painting, grounds maintenance, irrigation systems, backflow assemblies, and related skilled trades Leadership skills in supervision, training, and evaluating multi-department staff Knowledge and skill in computer hardware/software business applications (Windows, Word, Google Suite, Microsoft Excel) Good oral and written communication skills; confidence, adaptability, and attention to detail ESSENTIAL FUNCTIONS: (Essential functions, as defined under the Americans with Disabilities Act, may include any of the following tasks, knowledge, skills, and other characteristics. DUTIES AND RESPONSIBILITIES: Supervise, train, and evaluate all assigned staff across Custodial Services, Carpentry and Paint, and Grounds Maintenance departments; make recommendations for hire and take disciplinary actions as required. Develop and implement training programs for all new and current employees in areas of commercial cleaning, building maintenance, skilled trades, landscape preservation, and applicable safety regulations. Conduct routine on-site and campus inspections to ensure cleaning standards, preventive maintenance tasks, energy conservation measures, and trade code compliance are consistently met. Inspect completed work to assure compliance with work order requests, established procedures, and local, state, and national codes. Obtain quotes for repairs and installations; provide job cost estimates, submit purchase order requisitions, and deliver materials and parts to job sites as needed. Order materials, supplies, and equipment; keep current with new products, industry standards, and changes. Develop and maintain a Department Management Plan that includes records for work hours, supplies, materials needed, scheduled activities, and rental equipment. Ensure accurate, complete records are maintained regarding material consumption, cost, stock levels, and other data for reporting to FMFL and county and state agencies. Establish maintenance and support agreements on material handling, custodial equipment, and related systems. Determine priorities and schedule personnel in accordance with District policies, department procedures, and trade guidelines, including safety regulations (OSHA), hazardous materials, and asbestos-containing materials. Submit work requests; provide work order reports and supporting information for open, closed, and pending work orders. Work collaboratively with all Facilities Management for Learners (FMFL) departments to ensure maintenance work is completed to district expectations. Attend meetings, conduct campus inspections, and assist the FMFL Director on planning and problem solving. Use district vehicle for travel to sites where presence is required. Perform other related duties as assigned, including after-hours duties as necessary.
