In this role, you will be responsible for physically conducting annual Smoke/Carbon Monoxide detector inspections and visual habitability assessments across our residential portfolio, while also managing the administrative coordination that supports the inspection program. This position requires a self-motivated individual who can manage their time efficiently, work independently in the field, and collaborate effectively with the administrative team to keep the inspection program on schedule. A valid driver’s license and the ability to pass a Motor Vehicle Record check are required for this position. A company vehicle is provided. Key Responsibilities Physically conduct annual S/C02 detector inspections at all managed properties, ensuring working devices are present in every bedroom, outside each sleeping area, on all floors, and in shared spaces. Test each detector per manufacturer standards; replace batteries or full devices as needed and re-test to confirm functionality. Conduct a simultaneous visual habitability inspection at each unit, assessing and documenting deficiencies including: absence of mold; presence of a heat source; no evidence of water intrusion; no areas of peeling paint; and no hoarding or clutter conditions. Photograph all deficiencies and report findings to complete follow-up tasks within 2 days of each inspection. Post notices to enter on unit doors 5 days prior to inspections using painter’s tape (no visible tape on front of notice). Replenish battery and device supplies following each inspection cycle. Drive to various properties throughout San Francisco to complete assigned inspections. Coordinate with the administrative assistant to ensure inspection schedules are current, properties are appropriately grouped, and all pre‑inspection logistics — including key availability, notices to enter, and work order setup — are completed ahead of each inspection cycle. Following each inspection, ensure timely tenant communications are sent, deficiencies and non‑functioning devices are reported to the Maintenance Coordinator, and all compliance records are updated promptly. Track outstanding deficiencies through to resolution, confirm all follow‑up actions are complete, and maintain accurate documentation throughout the inspection lifecycle. Communicate professionally with property managers, the Maintenance Coordinator, tenants, and internal team members to support seamless program operations. Qualifications High school diploma or equivalent. Valid driver’s license and ability to pass a Motor Vehicle Record (MVR) check. 1–3 years of experience in property management, facilities, compliance, or a related field preferred. Comfortable performing physical property inspections — this role requires regular travel between buildings on foot and by car throughout San Francisco. Strong organizational skills with the ability to manage a high-volume recurring inspection calendar. Clear and professional written communicator — tenant‑facing correspondence is a core part of this role. Basic computer proficiency; Mac experience preferred; familiarity with AppFolio or similar property management software a plus. Familiarity with San Francisco Fire Department S/C02 detector requirements and California habitability standards (Civil Code §1941.1) a plus. Ability to work independently, manage time effectively, and meet deadlines. Strong attention to detail with the ability to follow instructions accurately. Trustworthy, dependable, and able to handle confidential information with discretion. Ability to perform the physical demands of the role, including lifting and carrying up to 30 lbs, safely ascending and descending a ladder, and operating basic hand tools and power tools such as a drill.
