Our impressive portfolio includes nearly 50 million square feet of medical outpatient buildings, lab and life science facilities and Senior Assisted Living centers.The Property Manager (PM) is responsible to managing all operational and financial aspects of a single property or portfolio of Life Science, Lab and office properties in their designated location. The ideal candidate will have experience with Life Science Lab and/or healthcare facilities and have a proven track record of managing relationships with key members of healthcare systems. Responsibilities include but are not limited to:Ensure that team members develop, grow, and maintain strong relationships with tenant partners to deliver best-in-class customer service and Healthpeak core values (W.E. C.A.R.E)Conduct annual performance evaluations for members of team along with other HR functions as assignedMeet regularly with team members to review property operationsManage properties proactivelyResponsible for tenant satisfaction and lease complianceDevelop and maintain strong working relationships with our tenants and decision makersAnticipate tenant needsAddress tenant concerns quickly, professionally, and economicallySchedule and attend regular meetings with key tenants to review property operationsEnsure work orders and preventative maintenance tasks are being tracked in specified work order system and completed in a timely and professional manner and in accordance with company KPIsOversee and participate in portfolio specific tenant outreach programsCoordinate tenant survey process, including annual action plan implementationAssist with lease review and abstracting as neededCoordinate all phases of pre- and post-move in processEnsure proper tenant submetering tracking and billingEnsure accurate and timely tenant billing, including operating and tax reconciliationsRegularly review Accounts Receivable reports, follow up on delinquent payments and recommend legal action when necessaryMaximize recoverable income on a property-by-property basisPrepare annual operating budget and 5-year capital plan for each property on an annual basisManage operations within property level budget for each property in respective portfolioReview property cash flows and overall property operations. Understand, report and take responsibility for monthly expense variances in the respective portfolioResponsible for monthly accrualsManage vendor services and operational projectsCompetitively bid service and special projects and prepare agreementsOversee capital projects and attend construction meetings as neededInspect and review all buildings regularly and act on items to be addressedInteract daily with building engineers to ensure continuity of building operationsReview and approve vendor invoices and ensure timely and accurate paymentEnsure operational compliance (i.e., vendor contract reviews, insurance certificate compliance, tenant contact audit, update Accounting System and Work Order System, etc.)Ensure tenant, vendor and team contact information and building records are maintained accuratelyEnsure compliance with all laws, codes, regulations, insurance, warranties and reporting requirementsEnsure incident reports are properly filed and oversee insurance claim process as neededPerform administrative duties as necessarySupport and adhere to Healthpeak's corporate compliance and operating policies and proceduresTour vacant space and support leasing efforts as neededAssist with collection and coordination of market data, including market rents and operating expense estimatesAssist with acquisitions and dispositions, as required.Sustain a high level of confidentiality with all company informationPerform other duties as assignedAbility to travel: 15%Competitive benefit package and generous cash incentive, salary commensurate with experience: $115,000 - $135,000 annuallyPOSITION REQUIREMENTSBachelor's degree in Marketing, Business, Real Estate, Finance, and/or AccountingA professional designation from BOMA, IREM, or CCIM preferredMinimum of 5 years of experience in commercial real estate property management. Experience in Life Science Lab/healthcare property management strongly preferredExperience in the analysis of operational and financial dataPossess strong initiative and sense of personal responsibilityAbility to establish and maintain rapport with business community and interact with various levels of professionalsExcellent written and verbal communication skillsAble to prioritize tasks and projects and thrive in fast-paced environmentOn-site attendance is an essential function of the job and is required in-office at company office or at properties five (5) days per week
