Associate - Development Manager

Location: Dallas - 2101 Cedar Springs Road, Suite 1580 Job Description This position will be responsible for planning, budgeting, permitting, overseeing improvements, construction management, and supporting every facet of the development cycle within the Dallas, TX office. Role & Responsibilities Build and maintain strong relationships with architects, engineers, and contractors in the region. Lead teams of consultants and contractors to achieve regional development and capital project goals. Participate in site planning and delivery of best‑in‑class real estate products aligned with investment objectives. Conduct due diligence on new investment opportunities, coordinating with third parties. Coordinate site entitlement and building due diligence (environmental assessments, boundary surveys, geotechnical evaluations, platting, permitting, etc.). Prepare physical due diligence reports, replacement cost budgets, and capital improvement budgets for acquisition pursuits. Develop preliminary development budgets (proformas, land models, development reports) for proposed land, building, and tenant improvement costs. Chair regular project meetings to communicate expectations and oversee timely completion of milestones. Track all development financials, including budgets, costs, and change orders. Assist in procurement processes: review and approve invoices, develop RFPs, review proposals and change orders, conduct vendor interviews. Oversee day‑to‑day development execution: design queries, consultant coordination, and design & construction documentation. Collaborate with Dallas, TX development professionals and analysts covering the Central North America Region; support asset management and building acquisitions in the Central Region. Coordinate with contractors to resolve punch‑list items, close permits, complete commissioning, and address post‑delivery obligations. Participate in leasing analysis and evaluate potential leases and financial impacts on investment. Qualifications 3‑6 years of related experience, preferably alongside a general contractor or commercial real estate developer. Bachelor’s degree in construction sciences, engineering, architecture, or related field. Proficiency in MS Excel, MS Project, project management software, Bluebeam; AutoCAD/3D modeling a plus. Proven track record in design, engineering, and construction execution. Strong business acumen and intelligence. Willingness to handle construction execution while transitioning into a development professional. Knowledge of and experience in the construction and/or development process. Strong leadership and project management skills, able to oversee multiple projects simultaneously. Ability to work with and manage internal and external resources, consultants, and contractors. Excellent written and oral communication skills, able to present detailed work products. Forward‑thinking, collaborative, and proactive attitude. Highly organized, patient, and strategic with the ability to defend positions in a non‑authoritative environment. Commitment to performance improvement and results. Comfortable with ambiguity and uncertainty; able to adapt swiftly.
