Summary A Facilities Maintenance Technician II plays a crucial role in ensuring the smooth operation of equipment used in manufacturing. Their primary responsibility is to perform regular preventive maintenance on machinery and tools to facilitate successful production activities. Essential Job Functions Responsible for maintaining building facilities using the Computerized Maintenance Management System (CMMS) to facilitate Total Productive Maintenance (TPM). Collaborates with other technicians to complete tasks and support the Environmental Health & Safety team. Leads installation, relocation, and troubleshooting of production equipment, machine tools, and facility systems. Performs maintenance tasks involving electrical wiring, pneumatics, PLCs, servo motors, inventory management, and spare parts to execute scheduled preventive and unscheduled general maintenance activities. Install new electrical circuits, ensuring compliance with safety protocols such as Lockout/Tagout (LOTO), Hot Work, Arc Flash, and Personal Protective Equipment (PPE). Conduct scheduled preventive maintenance (PMs) and unscheduled repairs, including troubleshooting electronic circuits and PLCs using schematics and OEM manuals. Perform mechanical and parameter adjustments, dismantle machines for repairs or PMs, and coordinate with technical support, both internally and externally, for CNC machines and production equipment. Assist in developing and reviewing new PMs, procedures, and policies. Execute work orders (W/O) and coordinate with outside vendors for equipment maintenance. Maintain functionality of emergency lighting, fire pump systems, alarms, extinguishers, and eyewash stations. Comply with all safety and work rules and regulations. Use appropriate PPE during maintenance tasks. Maintain departmental housekeeping standards and clean/restock area at end of shift. Engage in continuous improvement projects and 5S-related performance teams. *Other duties as required in support of the department and the company* Supervisor Responsibilities This role is purely as an individual contributor. Qualifications Education and Experience High school diploma or equivalent, e.g. vocational training. 2+ years of maintenance experience in electronics, hydraulics, pneumatics, and mechanical equipment. Background in electrical circuits. Understanding and experience in a Lean manufacturing environment preferred. Certificates, Licenses, Registrations Language Requirements Excellent verbal and written communication skills in English. Conversational in any other language preferred. Job Skills Intermediate understanding of MS Office, including Word and Excel. Ability to measure accurately using a ruler or tape measure. Proficient in the use of tools and power equipment. Demonstrates good judgment and decision‑making skills. Ability to be flexible and function comfortably in a fast‑paced, constantly changing, and ambiguous environment while maintaining a positive team environment. Reliable and flexible to work additional hours on short notice to complete orders and special projects to meet customer demands. Ability to work with minimal supervision. Physical Demands The employee will regularly engage in activities such as using hands to finger, handle, or feel and communicating verbally. Additionally, the employee will frequently need to reach with hands and arms while standing and walking as part of the role. Occasional lifting and movement of objects weighing up to fifty (50) pounds may be required.
