Commercial Assistant Property Manager Austin, TX | Full-Time We’re working with a privately held commercial property management firm in Austin looking for a Commercial Assistant Property Manager to join the team and help manage a portfolio of Class A office properties. About the Company Our client manages a portfolio of commercial properties across Central Texas, with a focus on managing and repositioning value-add properties in prime locations. This is a hands‑on role with meaningful exposure across the full property management function—from tenant relationships and lease administration to budgeting, CAM reconciliations, capital projects, and building operations. For someone early in their commercial real estate career, it’s an opportunity to take on real ownership, work closely with an experienced team, and continue building toward broader property management responsibility. What You’ll Do Help manage a portfolio of Class A office buildings in accordance with best-in-class industry standards Build strong relationships with tenants and serve as a responsive point of contact for day-to‑day property needs Review and reconcile CAM recovery charges Manage budgeting and tracking of operating, non-reimbursable, and capital expenditures Complete monthly financial reporting, including variance explanations and accruals Manage accounts receivable and approve accounts payable Maintain lease and property files and ensure records remain accurate and current Supervise vendors including landscaping, janitorial, and other property service providers Work closely with building maintenance staff and follow through on building maintenance issues Perform monthly property inspections Coordinate tenant move-ins and move-outs, including procedures, inspections, and reporting Track Certificates of Insurance for tenants and vendors Maintain lease activity, project summary reports, and rent roll reports Prepare annual operating expense escalation letters for tenants Enter new leases and renewals into Yardi Oversee tenant finish-outs and capital projects Maintain and update property capital plans Ensure work order and preventative maintenance systems remain functional and current What You Bring Bachelor’s degree 2–3 years of experience as a Commercial Property Administrator or 1–2 years of experience as a Commercial Assistant Property Manager Experience working with commercial office properties Strong understanding of fundamental accounting concepts Experience with budgeting and CAM reconciliations Strong contract management skills and understanding of project costing Experience with Yardi, IMPAK, and Google Workspace Intermediate to advanced Excel skills Strong organization and ability to manage multiple priorities at once Excellent communication and customer service skills Ability to work independently while collaborating closely with a small team Willingness to jump in, take ownership, and support others when needed Why This Opportunity This is an opportunity to join a small, experienced commercial real estate team where you’ll have exposure to much more than one narrow piece of property management.
