Our development programs are also delivering thousands of new rental homes and apartments as part of our commitment to help solve the housing supply shortage.The Maintenance Coordinator is responsible for managing work orders and purchase orders, coordinating maintenance requests, overseeing repair projects, and handling invoicing and vendor communications. This role ensures that maintenance activities are completed efficiently and effectively, maintaining high standards of service for residents.Essential Duties and Responsibilities:Essential duties and responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.Review and approve all invoices submitted for Purchase Orders within approval levelsManage vendor relations and performance with our Vendor Specialists to ensure customer satisfactionNegotiate bids to reduce costs while maintaining qualitySubmit Works Orders to vendors and update vendor work order memos according to standard workflowCoordinate with Vendor and residents for all scheduled and non-scheduled maintenance requestsCoordinate and oversee all repairs and maintenance projects on occupied homes through to completionMaintain records and monitor maintenance status dailyProactively communicate with resident and vendors through to the completion of workMaintain an acceptable level of open work orders within their marketCreate PO's along with proper GL Codes and make sure all vendor Purchase Orders are approved and completed properly in order for AP to process vendor payments efficientlyQualifications:Excellent written and verbal communication abilitiesStrong typing skillsProven ability to multi-taskProblem-solving experience is a plusMinimum Requirements:High school diploma or GEDPrior customer service experienceExcellent attention to detailPreferred Attributes:Knowledge of YardiPrior Maintenance experience preferredPhysical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job, includingFrequently required to sit, talk, and hear.Frequently required to stand and move; use hands to grasp, squeeze, finger, handle, and feel; reach, push, and pull with hands and arms; occasionally required to twist; reach overhead; stoop, kneel, squat, bend, and crouch.Occasionally lift, carry, and move up to 10 pounds.Vision abilities required by this job include close vision, distance vision, and depth perceptionAt Tricon, we are committed to creating a workplace where every individual is valued for their unique contributions, experiences, voices, and backgrounds.
