Leasing Consultant - PT

Job Summary The Leasing Consultant role requires high energy, customer service excellence, and the ability to anticipate and exceed the expectations of residents and customers. The position is part-time and based in Villas at Valley Ranch, Porter, TX 77365. Duties and Responsibilities Deliver superior customer service, maintaining a positive attitude and representing Keener Management with pride and accountability. Use lead management software to clear all leads from the queue daily. Inspect pre-leased apartments before move‑in to ensure readiness. Maintain the cleanliness of the leasing office, tour path, vacant apartments, amenities, and overall curb appeal; spot‑clean when necessary. Showcase the property and apartment homes to prospective residents, applying product knowledge to communicate pricing, floor plans, amenities, and benefits to close leases. Guide prospective residents through the leasing and move‑in process with urgency, following company procedures and ensuring Fair Housing compliance. Assist with the lease renewal process by distributing and following up on renewal notices. Maintain an accurate inventory of apartments available for rent and track resident renewal information. Coordinate communication between the leasing office and maintenance team; randomly review work orders for completion status. Distribute company or community‑issued notices to residents and follow safety and emergency procedures. Provide general clerical assistance, including answering phones, taking messages, and filing. Assist management in developing and implementing marketing strategies to increase property traffic and online leads. Research competitive properties to keep local area statistics current. Maintain strict confidentiality of sensitive paperwork, such as social‑security numbers and paycheck information. Maintain positive resident relations, resolving complaints and service requests in line with Keener policies to achieve high satisfaction scores. Walk and inspect ready show apartments regularly to ensure quality standards; report occupancy status daily and coordinate with maintenance for timely turnover. Promote the Keener Cares culture among all personnel, vendors, and residents. Align with the company’s strategic goals each year and strive for superior customer service inside and outside the company. Perform additional duties as assigned by the Community Manager. Qualifications Minimum six months of customer service, sales, or retail experience. Superior customer service skills with the ability to manage difficult situations. Strong ability to close sales and work weekends and flexibly scheduled hours as required. Logical thinking skills to analyze problems, collect data, establish facts, draw conclusions, and initiate action. Attention to detail, organizational planning, time management, and strong communication skills. Ability to follow written and verbal directions and complete tasks despite frequent interruptions. Willingness to travel and assist at other Keener properties as needed. Computer skills in word processing, spreadsheet, Internet, e‑mail, and on‑site rental system software. Basic office software knowledge and ability to use standard office equipment. Availability for a minimum of 40 hours per week, including evenings, nights, weekends, and emergencies. High School diploma or equivalent required; college degree preferred. Additional Requirements Work in an indoor environment 66–100% of the time, with occasional outdoor exposure to various conditions. Perform physical activities such as walking, standing, bending, lifting up to 25 pounds, and using hand tools as described in the physical requirements. Handle vision and hearing tasks required for reading, writing, and communication. Possess a valid driver’s license, insurance, and occasionally use personal transportation for inspections and trips. Adhere to company safety rules, report unsafe conditions, and complete monthly safety training. Follow all company safety equipment and machinery procedures and report incidents promptly. Fulfill performance standards, comply with policies, rules, and procedures, and complete assignments requested by management. Undergo cross‑training in other functions or positions as needed for property operation. Reasoning Development Demonstrate high-level logical thinking and problem‑solving skills.
