Location: North County San Diego, CA
Salary: $165,000–$170,000 + 25% performance bonus
Travel: Weekly regional travel required

Our client is a well-established, private, family-owned real estate investment and management company with approximately 8,000 apartment units across 31 properties in six states, plus a growing commercial portfolio.

We are seeking a Western Regional Vice President to lead 11 multifamily communities and approximately 2,000 units across California, Arizona, and Nevada. Reporting to the COO, this is a highly visible, hands-on leadership role with direct responsibility for five properties and one Regional Manager.

This is not a desk-only position, traveling weekly to properties is required. We are looking for an energetic, results-driven multifamily executive who walks properties, understands the numbers, develops people, solves problems, and holds Managers accountable.

Requirements
•    5+ years of multifamily property management experience at the regional level or above.
•    Previous Regional VP, VP, Regional Manager, or comparable senior leadership experience.
•    Experience directly managing Property Managers and Regional Managers.
•    Experience managing multiple states and geographically dispersed markets.
•    Strong financial and operational skills, including NOI, budgeting, forecasting, and property performance.
•    Experience with multifamily property management software.
•    Capital improvement / CapEx experience.
•    Owner-operator experience strongly preferred.
•    Hands-on, energetic, analytical, and detail-oriented leadership style.
•    Must live in or relocate to North County San Diego.
•    Ability to travel weekly to properties throughout California, Nevada, and Arizona.
•    Bachelor's degree preferred.
Valid CA Driver License and Insurance 

Key Responsibilities
•    Lead operations and performance across 11 multifamily communities.
•    Directly manage 5 properties in Los Angeles and San Diego.
•    Lead and develop 1 Regional Manager and property management teams.
•    Oversee NOI, occupancy, rents, revenue growth, delinquency, expenses, budgets, and forecasting.
•    Conduct regular property walks and address operational and physical issues.
•    Identify and prioritize capital improvements and asset preservation needs.
•    Drive resident satisfaction, retention, renewals, and service standards.
•    Recruit, coach, develop, and hold property management leaders accountable.
•    Identify problems, determine root causes, and drive solutions to completion.
•    Partner with Corporate Legal on compliance, resident, employee, vendor, and risk matters.
