Apartment Leasing Manager

An established, owner-operated New Jersey multifamily housing company is seeking a Leasing & Marketing Manager to take ownership of marketing, digital presence, reputation management, and leasing training across a portfolio of approximately 3,570 apartment homes spanning 24 conventional communities . This is a marketing-first multifamily role for someone who understands the leasing world but is most energized by social media, digital marketing, online reputation, ILS strategy, SEO, and brand management . You’ll oversee the company’s presence across platforms such as Apartments.com, Zillow/CoStar, Facebook, Instagram, Google Reviews, and property websites , while also supporting and developing a team of 13 leasing professionals. The leasing component is important—but secondary. This is not a role for someone who wants to spend their days buried in application decisions or daily leasing operations. Instead, you’ll work alongside Property and Regional Managers to strengthen the company’s marketing strategy, generate qualified traffic, maintain a consistent brand, improve online visibility, and help leasing teams convert that traffic into successful leases. Key Responsibilities Develop and execute marketing strategies designed to increase property visibility, lead generation, occupancy, and asset value. Own ILS strategy and performance, monitoring and optimizing listings across Apartments.com, Zillow/CoStar, and other advertising channels. Review ILS performance and traffic analytics to identify opportunities for improved lead generation and conversion. Manage and maintain property websites, ensuring listings, pricing, availability, specials, photography, branding, and community information remain accurate and current. Take full ownership of five RentCafe property websites and support the company's internal website across the remaining portfolio. Develop and execute a social media strategy across Facebook and Instagram, including content, campaigns, engagement, and brand consistency. Lead online reputation management, monitoring Google Reviews, social media feedback, surveys, and other resident/prospect interactions. Develop thoughtful and timely review-response strategies that protect and strengthen the company's online reputation. Support SEO initiatives to improve property visibility and organic search performance. Maintain consistent branding across websites, social media, ILS platforms, signage, collateral, and other marketing materials. Develop property marketing plans and coordinate advertising, promotional materials, leasing collateral, and community outreach initiatives. Monitor market trends, competitor activity, advertising performance, and digital engagement to identify opportunities for improvement. Support resident retention efforts and community events through marketing and outreach initiatives. Leasing Leadership & Training Provide functional leadership, coaching, and training to approximately 13 leasing professionals across the portfolio. Onboard new leasing agents and provide training from lead generation through lease execution. Conduct quarterly leasing team training and develop targeted training to address performance or knowledge gaps. Maintain and regularly update the company's Leasing Manual, leasing procedures, and standard operating guidelines. Coach leasing professionals on prospect follow‑up, lead conversion, sales techniques, customer service, and closing strategies. Monitor leasing activity and collaborate with Property and Regional Managers to support occupancy and revenue goals. Ensure leasing team members understand and follow Fair Housing requirements and company policies and procedures. Ensure current pricing, specials, availability, and property information are accurately reflected across websites and ILS platforms. Work collaboratively with Property Managers and Regional Managers rather than operating as a direct supervisor of property-level teams. Note: This position provides indirect/functional oversight of the leasing team. Formal performance evaluations and year‑end reviews remain the responsibility of the individual Property Managers. What We're Looking For The ideal candidate brings a marketing mindset with genuine multifamily or residential leasing experience . You understand how apartment leasing works, but your strengths are on the marketing and digital side of the business. 3-5+ years of relevant experience, with 5 years preferred. Multifamily property management, apartment leasing, residential real estate, or student housing experience preferred. Demonstrated experience in marketing, social media management, digital marketing, or reputation management required. Hands‑on experience with Facebook and Instagram and an understanding of social media strategy. Experience managing Google Reviews and online reputation. Familiarity with ILS platforms such as Apartments.com and Zillow/CoStar. Experience with website content management and digital property marketing. RentCafe and/or Yardi Voyager experience is a plus. Strong leasing, sales, communication, and team‑training skills. Ability to analyze marketing and ILS performance and turn data into actionable improvements. Strong understanding of branding, marketing collateral, and maintaining a consistent digital presence. Bachelor's degree preferred; Marketing or Communications degree is a plus, but equivalent experience will be considered. Valid driver's license and ability to travel between properties. Strong proficiency with Microsoft Office. The role is approximately 60-70% office-based and 30-40% field-based .
