Area Director, Operations-III

Overview Job Location: Pleasant Prairie Premium Outlets PRIMARY PURPOSE: The Operations Director Center is responsible for maximizing the customers shopping experience and tenant sales by ensuring a clean, well maintained, safe, and friendly and aesthetically pleasing environment, and asset preservation and enhancement while ensuring implementation of all Simon standards. The Operations Director will oversee all operational functions, projects, construction, and contracted services at the center among other things. Therefore, the Operations Director oversees the onsite maintenance, grounds keeping and custodial teams. Responsibilities Develop 5-year capital plan to maintain and enhance property assets and execute against projected capital plans. Oversee preventive maintenance of equipment and related logs. Ensure property safety systems are up to code, maintained and inspected. Conduct daily property walk-throughs to ensure assets are in optimal operating condition. Respond rapidly to operational issues uncovered in property inspections. Assist in procurement and application of goods and services within annual CAM and Capital Expenditure budgets. Manage property operating expenses within or below budget; address negative variances to minimize loss. Conduct regular property inspections and assess physical assets; prioritize capital projects by critical needs and affordability. Manage work process for capital projects and ongoing services: scope of work, requests for proposals, bid evaluations, service agreements, oversee contracted work, inspections, and project close-out documentation. Manage preventative maintenance program and oversee repairs or construction to sustain a safe environment. Manage relationships with third-party contracted service providers and ensure adherence to purchasing policies and code of conduct. Co-manage construction activities with the corporate Development team. Maintain a safe environment by identifying and eliminating hazards; administer training and regulatory programs (OSHA, ADA, EPA, etc.). Lead maintenance staff in work assignments and training; assist in performance reviews. Ensure public safety, center security, and effective risk management. Read and interpret engineering drawings and schematic diagrams. Assist General Manager with maximizing margin of profit centers. Perform condition assessments to inform long-range capital plans and budgets. Ensure capital database information is accurate and updated in real time. Review and process vendor invoices to verify services rendered prior to payment. Know leases to determine financial responsibility of operational issues. Implement energy plan to minimize costs while maintaining a comfortable and safe shopping experience. Prepare and oversee operational budgets and manage property operation costs with guidance from leadership. Provide leadership and guidance to Center staff in operations and customer service as needed. Fulfill Manager-on-Duty rotation and manage day-to-day activities; provide operations support for special events and holidays. Contribute to preparation and annual update of the Center’s five-year strategic plan. Complete required weekly, monthly, and quarterly reports. Assist the General Manager in managing the Comprehensive Emergency Management Plan; ensure personnel are trained as an Emergency Task Force in crisis management; oversee operations in crisis to ensure safety and security. Resolve escalated customer complaints; coordinate with security and local officials to plan and oversee fire safety programs. Establish relationships with civic leaders and code officials as needed. Minimum Qualifications Bachelor’s degree or equivalent experience. Minimum 5 years of prior Operations, Facilities, or Property Management experience. Working knowledge of maintenance and operational functions preferred. Ability to read and understand blueprints, CAD drawings, and other schematics. Meets commitments, produces accurate work, solution-oriented and results-driven. Basic to moderate computer skills (email, Excel, Word, online order systems, etc.). Valid Driver’s License. Ability to lift and carry up to 50 pounds. Compensation and Benefits *The salary range for this position is $69,266.43 - $124,903.49 annual. Actual compensation within that range will be dependent upon factors including an individual's skills, experience and qualifications, and the geographic location.
