Renovation Superintendent I

Renovation Superintendent Responsible for independently completing property inspections, repairs, and preparing repair bids to facilitate the renovation process for Main Street Renewal homes. Responsibilities Conduct move‑out and turnover inspections accurately and within allotted time frames; identify repair or replacement items necessary. Ensure properties meet MS Renewal standards and recommend upgrades where advantageous. Develop budgets based on inspection findings, using approved pricing. Schedule and oversee all renovation activities, manage vendor relations, and hold contractors accountable for quality, completeness, and timeliness. Inspect vendor workmanship to ensure all items on the statement of work are complete and mark contracts as finished. Perform rekeying of properties and other specific repair or securing work. Document the entire rehab process with before and after photos. Manage the quality control review and punch list process for all home renovation projects. Perform basic repairs in plumbing, electrical, HVAC, drywall/paint, rekeying, and light carpentry. Provide exceptional customer service to MS Renewal residents. Collaborate with the branch Area Manager and other team members to achieve project goals. Qualifications High school diploma or GED. 1+ years of residential renovation/maintenance experience or related field (preferred). Vocational or technical school and/or college education considered a plus. Basic knowledge of building and property management codes. Strong communication, reading, and organizational skills. Intermediate computer skills; proficiency with Microsoft Outlook and Excel. Current and valid driver’s license. Ability to multi‑task in a fast‑paced work environment. Physical Demands Unassisted lifting up to 50 pounds. Ability to bend, walk, kneel, stretch, and reach overhead. Work on step and extension ladders up to 30 feet. Operate heavy machinery and drive vehicles 4–6 hours per day. Work in confined spaces, indoors and outdoors in all climates and unclean environments with fumes, dust, and poor ventilation while adhering to safety requirements.
