Property Manager, Multifamily

Property ManagerEmpire State Realty Trust, Inc. (NYSE: ESRT) is a NYC-focused REIT that owns and operates a portfolio of well-leased, top of tier, modernized, amenitized, and well-located office, retail, and multifamily assets. As of June 30, 2026, ESRT's portfolio is comprised of approximately 7.5 million rentable square feet of office space, 0.8 million rentable square feet of retail space and 743 residential units. The Company is a recognized leader in energy efficiency and indoor environmental quality.The Property Manager will lead the overall operations, financial performance, and resident experience across a portfolio of multifamily residential properties. This role is responsible for managing day-to-day property operations, driving occupancy and revenue, and ensuring a best-in-class living experience for residents. The Property Manager will oversee on-site teams, including leasing, maintenance, and concierge staff, while ensuring compliance with all applicable regulations and company standards. The ideal candidate has a proven track record in residential property management, team leadership, and delivering strong financial and operational results.ResponsibilitiesProperty Financials & PerformanceResponsible for the overall financial performance of the property, including revenue growth, expense control, and NOI performanceConduct monthly financial reviews comparing budget/forecast to actuals and report variances to senior managementDevelop and manage annual operating budgets, capital plans, and multi-year forecastsMonitor rent collections, arrears, concessions, and other revenue streams to ensure financial targets are metOversee expense management, vendor costs, and operational efficienciesAbility to identify and execute revenue enhancement opportunitiesResident Experience & LeasingEnsure a high level of resident satisfaction through proactive communication and responsive servicePartner with and hold leasing teams accountable for achieving target occupancy, pricing strategy, and conversion targets.Review and approve pricing strategies (in coordination with upper management)Support leasing teams in driving traffic, managing leads, and executing renewalsReview and approve resident communications, notices, and policiesHandle escalated resident issues and ensure timely, solution-oriented resolutionSupport community engagement initiatives to enhance resident retentionTeam Leadership & DevelopmentLead, train, and develop on-site staff including leasing, maintenance, concierge, and administrative teamsEstablish clear performance goals and hold team members accountable to service and operational standardsOversee hiring, performance management, and employee developmentFoster a collaborative, service-oriented culture aligned with ESRT valuesOperations & Building ManagementOversee daily building operations, ensuring cleanliness, safety, and functionality of all common areas and amenitiesConduct regular property inspections and ensure building standards are consistently metManage work order systems to ensure timely completion of maintenance requestsEnsure compliance with building policies, house rules, and company proceduresIdentify operational risks and implement solutions to mitigate themVendor & Contract ManagementOversee third-party vendors and contractors, ensuring performance, cost control, and complianceManage contract negotiations, renewals, and vendor relationshipsEnsure all vendors maintain proper insurance and meet building requirementsOversee service contracts for maintenance, cleaning, security, and specialty servicesCompliance & Risk ManagementEnsure compliance with NYC housing regulations and agencies, including HPD, DOB, FDNY, and othersOversee compliance with affordable housing programs such as Section 8 and City PHEPS where applicableMaintain all building permits, certifications, and inspection recordsManage incident reporting, insurance claims, and risk mitigation strategiesEnsure staff and vendors complete required safety training and certificationsConstruction & Capital ProjectsDevelop and execute capital improvement and renovation plansPartner with project management teams to oversee unit renovations and building upgradesMonitor project budgets, timelines, and quality of workEnsure all construction and alterations comply with building standards and local codesStrategic Initiatives & ReportingLead property-level initiatives aligned with portfolio and company goalsProvide regular reporting to senior leadership on financial performance, operations, and resident metricsIdentify opportunities to improve efficiency, resident experience, and asset valueParticipate in portfolio-wide initiatives and special projectsWhat Success Looks LikeStrong financial performance and achievement of budget targetsHigh occupancy, strong leasing performance, and resident retentionExceptional resident satisfaction and service deliveryWell-maintained, compliant, and efficiently operated propertiesHigh-performing, engaged, and accountable teamsKPIs: property financial targets (NOI, budget adherence), occupancy & leasing performance, resident satisfaction and retention, and team performance & engagementRequired Skills / AbilitiesStrong financial acumen with ability to analyze budgets, forecasts, and financial statementsKnowledge of residential leasing, rent regulation, and property operationsKnowledge of NYC housing regulations, including affordable / rent stabilization, HPD compliance, DOB permitting, and local law requirements (e.g. LL11, LL84, LL97)Strong leadership and team management skillsExcellent communication and problem-solving abilitiesAbility to manage multiple priorities in a fast-paced environmentWorking knowledge of building systems (mechanical, electrical, plumbing)Proficiency in Yardi, BuildingLink, Microsoft Office, and related systemsEducation & ExperienceBachelor's degree required; advanced degree or certifications a plusMinimum of 5–7 years of residential property management experienceExperience managing multifamily assets in NYC strongly preferredPrior leadership experience managing on-site teams requiredPhysical RequirementsProlonged periods of sitting at a desk and working on a computerMust be able to lift up to 15 pounds at timesAt ESRT, like our tenants, our employees come from everywhere.
