Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions of the position.Wage/Salary Range: $100k - $110kApplicants will be notified via phone or email within ten (10) business days of submittal.Essential Duties & ResponsibilitiesPerform daily needed preventive maintenance on the HVAC and other equipment as needed.Complete PM checklists and close out the work order in CMMS. Uploading documents and photos as needed to document work performed.Perform minor repairs on building equipment as needed during visits. (Faucets, flushometers, change light bulbs)Work with subcontractors for services we do not have capability to offer.Maintain excellent customer relations during job performance Interacting with all levels of managementCarry out repair, maintenance, or installation of equipment for the generation, utilization, or distribution of commercial systemsPerform inspection, maintenance, adjustment, and repair of equipment to ensure constant and reliable indoor air comfort, as well as laboratory or critical environmentsMaintain inventory of parts and supplies of air conditioning and refrigeration equipmentEnsure proper air circulation on the air handler by balancing airflowAssess vendor specifications and proposals and give recommendations to the customer; supervise material purchase following customer's ordering proceduresDiagnose and effect mechanical, plumbing, and electrical repairs to HVAC equipmentCarry out regular periodic plumbing and maintenance tasks as neededAnd all other duties assignedRequired (Minimum Necessary) Qualifications· Education Requirements: High School Diploma or GED· Level of Experience Requirements: 5-7 years of experience maintaining and repairing commercial HVAC systemsMust be able to pass an extensive background checkMust have a valid driver's license and transportationShould own the basic tools needed to perform maintenance on the equipmentKnowledge, Skills, Abilities, and Other CharacteristicsExcellent attention to detailExcellent oral and written communication skillsAbility to work in a fast-paced, dynamic environmentAbility to interface with all levels of managementExcellent time management, scheduling, and organizational skillsAbility to work well independently or in a team settingKnowledge of multiple types of HVAC systems. (Mini-Splits, Rooftop Units, Chillers-Air Cooled, etc.)Good mechanical/electrical/plumbing skills as related to HVAC equipment.Ability to lift and carry weights up to 75 lbs.Ability to work with little supervision.Physical Setting: This position would be performed in a laboratory building but would mainly be in the mechanical / electrical rooms.Schedule and Flexibility: Monday – Friday 7 AM – 3:30 PM with some flexibilityAdditional Qualifying FactorsAs a condition of employment, you will be required to pass a pre-employment drug screening and have acceptable background check results.
