Job Description

As the Facilities Maintenance/Operations Manager, you will manage safety and compliance, operations, personnel, and cost. You will be responsible for daily support activities, including:\n•\tManagement of site safety programs, including lock out/tag out procedures, hot work procedures, and other applicable safety policies.\n•\tMaintaining appropriate Job Hazard Analysis for all work and developing JHAs as appropriate for new or altered work.\n•\tProviding support to building operations and maintenance teams through developing solutions to sustain low operating costs. \n•\tPerforming evaluations and training teams to identify and eliminate waste, reduce operating/ maintenance costs, and reduce system failures.\n•\tMaintaining 24x7 operations of all critical building support systems (HVAC/Mechanical/Plumbing/Electrical/Lab support/etc.).\n•\tOversee maintenance planning, scheduling, work order management, and resource allocation through familiarity with client and procurement systems.\n•\tDevelop detailed project proposals through comprehensive scope definition, cost estimating, and time-and-materials analysis, while providing end-to-end project management to ensure successful execution, on-time delivery, and customer satisfaction.\n•\tManage multiple subcontractors supporting facility operations and maintenance activities, including contractor onboarding, site access coordination, and on-site performance while ensuring full compliance with client safety, security, and operational requirements.\n•\tDiagnosing equipment issues and leading the team to successful repair of equipment.\n•\tAdministering the Reliability Based Maintenance program that includes preventive, corrective, and predictive maintenance activities.\n•\tUnderstanding the critical nature of the client’s work environment including the particulars of a research facility.\n•\tKeeping positive relations and a client partnering mentality.\n•\tProjecting continuous improvement, setting goals/objectives, meeting the schedule, and Key Performance Indicators (KPI's).\n•\tDemonstrating consistent, effective and efficient written and oral communication skills (client, employees, suppliers, subcontractors, management, etc).\n•\tMaintaining consistent communication with management on key issues, potential client issues, and approach to resolutions.\n•\tPerforming all other duties as required.\n\nAs the Facilities Maintenance/Operations Manager, you will be expected to:\n•\tProvide leadership to the operation and ensure an accident-free workplace. \n•\tEstablish performance expectations and conduct performance evaluations. \n•\tRecruit, train, mentor, and develop maintenance team members. \n•\tProvide coaching to improve technical competency, safety awareness, and professional development.\n•\tMaintain standards for data entry in the Computerized Maintenance Management Systems (CMMS).\n•\tDesign, implement, and improve facility and maintenance performance KPIs. \n•\tUtilize data analytics to identify trends, gaps, and opportunities for operational improvement. \n•\tDevelop dashboards and reporting systems that measure:\no\tWork order backlog size and completion rates\no\tSchedule adherence\no\tWork order status changes\no\tPM:Corrective ratio\no\tAmong others\n•\tWork in a team environment with a one team mentality; be friendly, respectful, empathetic, and professional to teammates and clients. \n•\tValue and respect employee authenticity and demonstrate cultural awareness to create a memorable experience and a respectful workplace. \n•\tBalance workload and multiple tasks while focusing on attention to detail and prioritizing assignments. \n•\tTake initiative to resolve issues that arise and solve problems independently, shift priorities as needed or requested by management, and remain flexible.\nMinimum Requirements\n•\tBachelor’s degree or equivalent trade school credentials.\n•\t8+ years of facility operations and maintenance experience including 5 years of facility operations and maintenance supervisory experience in a technical field.\n•\tTechnical knowledge of industrial electrical and mechanical systems with the ability to prioritize, assign, track, and trend equipment history.\n•\tDemonstrated understanding of developing, managing, and improving KPI's.\n•\tStaff management experience, including disciplinary action, hiring, terminating, and performance appraisals.\n•\tAbility to obtain an appropriate driver's license issued by the State Department of Motor Vehicles, as requested.\n•\tThis position does not include sponsorship for United States work authorization.\nSome physical requirements include:\n•\tAbility to read and understand information contained in a variety of documents or displayed on a computer screen.\n•\tAbility to use a variety of office equipment and to operate a computer keyboard to access data bases, to send/receive messages and to prepare documents.\n•
