Superintendent - Greensboro Area Preferred

This role is part of our Market Teams, which include Leasing, Property Management, Rehab, Turns & Maintenance professionals. The Superintendent is responsible for full‑cycle oversight of property rehab and turnover efforts, including project scoping, budgeting, change‑order management, coordination, and quality control. Responsibilities Conduct Move Out Inspections (MOI) and develop comprehensive scopes of work to transition properties to lease‑ready condition. Apply project‑management principles to multiple simultaneous property projects, ensuring timely and on‑budget completion. Manage general contractors and vendors to deliver quality work that meets company fit‑and‑finish standards. Communicate project completion times and status updates to stakeholders. Ensure job‑site safety during project management visits. Document and submit change orders, verifying necessity, cost effectiveness, and proper completion. Capture before‑and‑after photos to document the rehab and turn process. Complete quality‑control reviews and punch‑list processes for all projects. Install Smart Home components (hub, door lock, thermostat, etc.) in vacant homes and perform minor repairs as needed. Assist regional management with vendor management and negotiate price, scope, and timelines for repairs/replacements. Identify resident‑chargeable costs at move‑out in accordance with company direction. Perform Pre‑Move‑Out Visits (PMOV) with residents to advise on expectations for move‑out condition. Conduct Resident Orientations (RO) for new residents, introducing the home, explaining systems, documenting condition, and educating on the Invitation Homes ProCare program. Perform other duties as assigned. Qualifications High school diploma or equivalent required. Minimum two years of project‑management experience managing concurrent projects, budgets, timelines, and work quality. Residential remodeling, construction and maintenance experience preferred. Strong organizational, time‑management, and goal‑setting skills. Professional verbal and written communication skills with a diverse workforce. Negotiation skills for pricing construction/maintenance work using time‑and‑material structures. Comfortable navigating technology on a tablet or tablet‑type device; general business applications (Outlook, Salesforce, etc.). Excellent customer service and interpersonal skills; ability to build effective relationships and influence outcomes. Ability to create and manage budgets for concurrent projects. Knowledge of local building codes, municipal by‑laws, inspection, estimating and project management. General knowledge of residential construction (plumbing, electrical, mechanical, HVAC). Proactive, self‑directed, highly motivated, with strong multitasking abilities. Adaptable and flexible in a fast‑paced, ever‑changing environment. Experience managing contractors to execute work. Physical and Personnel Requirements Must be able to stand, walk, sit for extended periods, climb, reach, use fingers, kneel, crawl, push, pull, lift up to 50lbs, and operate maintenance equipment and vehicles. Must be able to drive an automobile and maintain a driver’s license and insurance. Requires ability to work weekends and non‑traditional holidays if needed, and extensive travel within the assigned portfolio. Required Licenses or Certifications Current driver’s license and automobile insurance. Compensation and Benefits Salary range: $57,862.50 – $100,295.00, plus potential annual discretionary bonus.
