Work to be based upon 260 days per year as determined by placement on the Board-adopted salary schedule. EVALUATION: Performance of this position will be evaluated annually by the Director of Operations. PERFORMANCE CRITERIA: 1. ESSENTIAL PERFORMANCE RESPONSIBILITIES Maintenance Responsibilities 1.01 Perform routine maintenance and repairs related to plumbing, electrical, HVAC, mechanical systems, doors, locks, windows, ceilings, flooring, walls, furniture, water systems, lighting systems, outlets, and switches. 1.02 Perform minor plumbing repairs, including faucets, toilets, valves, and drains. 1.03 Complete scheduled HVAC filter changes and assist with small HVAC repairs as needed. 1.04 Regularly monitor Building Automation Systems (BAS) to ensure systems are operating properly and buildings remain in normal working order. 1.05 Conduct preventative maintenance to reduce equipment failure and facility downtime. 1.06 Respond to maintenance work orders and prioritize tasks based on urgency, safety, building needs, and district priorities. 1.08 Assist with seasonal maintenance, including snow removal support, HVAC changeovers, and weather-related issues. 1.09 Coordinate with custodial staff, administrators, maintenance staff, grounds staff, and outside contractors as needed. 1.10 Maintain accurate records of work performed, materials used, and equipment serviced. 1.11 Ensure compliance with district policies, safety standards, and applicable codes. 1.12 Participate in on-call rotation or emergency response as required. 1.13 Assist with minor construction, renovations, and facility improvements as directed. 1.14 Maintain inventory of maintenance supplies, materials, tools, and equipment and assist with ordering as needed to ensure smooth and efficient operations. 1.15 Perform daily upkeep and preventative maintenance (PM) on cleaning and custodial equipment. 1.16 Perform yearly checks and preventative maintenance (PM) on building roofs, drains, and gutters. Supervisory and Department Responsibilities 1.17 Provide day-to-day supervision and coordination of the district's custodial, maintenance, and grounds operations under the direction of the Director of Operations. 1.18 Coordinate employee work schedules, shifts, absences, substitute requests, and coverage to ensure adequate staffing across district facilities. 1.19 Serve as the primary point of contact for daily custodial, maintenance, and grounds needs; establish work priorities, provide direction to staff, and communicate significant issues to the Director of Operations. 1.20 Oversee the district's maintenance ticketing/work-order system, including reviewing and prioritizing requests, assigning work, monitoring progress, confirming completion, and following up on open or overdue work orders. 1.21 Monitor the quality and completion of custodial, maintenance, and grounds work; conduct routine facility inspections and coordinate corrective action as needed to maintain consistent district standards. 1.22 Maintain appropriate inventories and coordinate the ordering of custodial and maintenance supplies, materials, tools, and equipment in accordance with district purchasing procedures and available budgets. 1.23 Assist the Director of Operations with payroll-related responsibilities, including reviewing employee time, overtime, leave, substitute coverage, and other payroll information for accuracy as assigned. 1.24 Assist with the training and onboarding of custodial, maintenance, and grounds employees regarding district procedures, equipment, safety practices, work expectations, and departmental standards. 1.25 Assist with coordinating responses to urgent facility issues, weather events, staffing shortages, and other operational needs. 1.26 Assist the Director of Operations with obtaining quotes, coordinating contractors, scheduling service work, and monitoring contracted work as assigned. 1.27 Communicate regularly with the Director of Operations regarding staffing, work orders, facility conditions, supply needs, employee concerns, and other departmental matters. 1.28 Perform other duties related to district facilities and operations as assigned by the Director of Operations. 2. KNOWLEDGE, SKILLS AND ABILITIES 4.01 Experience in building maintenance or a related trade, preferably in a school or institutional setting. 4.02 Experience with commercial HVAC systems and school Building Automation Systems (BAS). 4.03 Working knowledge of basic plumbing, electrical, and mechanical systems. 4.04 Ability to safely operate tools, equipment, and district vehicles. 4.05 Strong leadership, problem‑solving, organizational, and communication skills (oral, written, and technology). 4.06 Ability to supervise and coordinate employees, work schedules, assignments, and departmental priorities. 4.07 Ability to follow instructions, document work, and report maintenance and operational issues clearly. 4.08 Knowledge of safety regulations and building codes. 4.09 Ability to work independently and as part of a team. 4.10 Ability to effectively use computerized maintenance management/work-order systems, email, scheduling systems, payroll/timekeeping systems, google drive (sheets & docs), and other district technology. 4.11 Ability to maintain accurate records related to work orders, schedules, supplies, equipment, employee time, and departmental operations. 4.12 Ability to prioritize multiple work requests and assign available staff and resources based on safety, urgency, and district needs.
