Pay Range: $120,000 to $135,000 Annual.

SCOPE & PURPOSE

The Regional Director plays a key role in managing community operations and ensuring alignment with corporate strategies. Duties & Responsibilities Participates as an active and contributing member of the Senior Management Group and other sub‑groups as appropriate. Maintains a constructive and highly interactive relationship with other departments to maximize portfolio value and streamline reporting, including: Asset Management – coordinating team members and assets per Strategic Business Plan. Creative and Leasing – driving revenue and differentiating company assets. Risk Management – handling insurance, crisis preparedness and avoidance matters. Legal Department – addressing employment and other legal matters at the property level. Fund Accounting – reporting and cash flow issues. Accounting – budgeting, monthly and annual reporting, reforecasts, etc. Human Resources – employment related issues. All other duties assigned. Assists in the establishment and implementation of company organizational strategies, goals and objectives. Creates and implements a Company Property Management Manual establishing standardized policies and procedures. Works with asset managers, property managers, and creative/leasing teams to establish written goals and objectives for properties. Provides guidance and motivates property managers to obtain results. Monitors all performance to ensure consistency with expectations. Manages property management staff and assists property managers in employee selection, hiring, and performance. Trains and supports property managers on company policies, best practices, and continuing education. Performance Management Assesses property manager performance through periodic visits and quarterly review meetings. Reviews and recommends salary and compensation adjustments based on overall performance. Communications Effectively communicates verbally and in writing throughout the organization. Facilitates clear communication between property managers, asset management, and senior management. Assists marketing efforts and ensures effective communication with partners and tenants. Acquisitions Assists acquisitions team coordinating functions related to property purchases. Attends Monday Acquisition Pipeline and Asset Management meeting. Provides reality checks on pro formas and feedback on due diligence. Determines staffing allocation and timelines, along with projected P&L for assets under company management. Travels during due diligence to evaluate proposed assets. Resources to Property Managers Real Estate Expertise Supports property managers and creative/leasing professionals with real estate expertise. Provides continuing training and shares knowledge.Assists in negotiating significant leases, service contracts, and resolving operating issues. Tenant Relations Coordinates and implements annual tenant surveys and evaluates results. Maintains relationships with key tenants. Leasing & Marketing Supports the development of specific leasing and marketing plans for each property. Coordinates property managers’ involvement with local brokerage communities. Property Renovation & Redevelopment Supports assessment of potential value‑added renovations or redevelopment. Recommends value enhancement strategies. Works with Creative/Development managers on renovation programs. Ensures fiscal controls on capital expenditure projects. Assists in establishing project parameters and capital authorization approvals. Supports assessment of each property’s market position and strategy development. Operations Administration Leads and manages property managers. Ensures all property management offices are properly staffed and operated. Implements company policies, procedures, and best practices. Approves disbursements beyond approval authority. Ensures regulatory and local law compliance. Budget/Fiscal Reviews and approves annual budgets for property management offices and properties. Monitors performance relative to strategic plans and budgeted goals. Supports management of operating expenses and delinquency problems. Coordinates accounting services and reporting. Participates in reforecasting processes and ensures reporting standards. Qualifications Minimum 5 years’ property management experience. Minimum 5 years’ Tax Credit/Section 8/HOME experience. Strong experience with Boston Post. Strong supervisory skills. Community Association Certifications preferred. Analytical and problem‑solving skills. Strong knowledge of financial statements and budgeting. Tax Credit experience. Proficient in Microsoft Office.
