Essential Roles and Responsibilities Employee champion – manage team, conduct evaluations, interview, hire, orient, and train new hires. Meet targeted revenue goals by increasing sales and implementing short/long‑term marketing and leasing strategies. Budget modeling, forecasting, profitability analysis and management; complete financial records, documents, and reports; invoicing management. Gather, analyze, and interpret market and economic trends that may impact the property and recommend improvements. Lease enforcement process – apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease agreement. Client/Owner management – conduct property tours, provide updates on performance, meet with clients as needed. Contractor and vendor management. Ensure safety, cleanliness, appearance, curb appeal, and report mechanical/electrical malfunctions as well as injuries or accidents. Resolve customer complaints and issues. Be curious about competitors by shopping competition and building industry relationships. Other duties as assigned. Work Hours and Environment Schedule: 40 hours in a regular work week. Typical Site Hours of Operation (may vary by site): Monday – Friday: 9am – 6pm Saturday: 10am – 5pm Sunday: 1pm – 5pm Essential Requirements Must be available to work on weekends when scheduled and able to perform essential job functions without supervision. Must tolerate office environment and frequent exposure to outdoor elements such as temperatures, weather, odors, and hazardous conditions. Qualifications Summary Education and Experience: Education: High School Diploma or GED Equivalent. Supervisor Experience: 1–3 years proven to hire, lead, direct, evaluate, and manage subordinates. Management: 1–3 years multi‑family property management. Experience Preferred: Background in property management, sales, marketing, and customer service. Advanced Skills: Strong communication, presentation, and delivery skills to connect with all levels. Computer Skills: Proficiency in internet, word processing, spreadsheet, and database programs; strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site). Licenses and Certificates: Current valid driver’s license; no additional certifications required. Physical Requirements: Ability to push, pull, lift, carry, or maneuver weights up to 20 lb independently and 50 lb with assistance. Mobility Requirements: Frequently stand, walk, reach, climb, stoop, squat, and intermittently sit and perform keyboard work. Travel Requirements: Routine local travel may be required for errands, meetings, and training; non‑local travel may also be required.
