We’re looking for an experienced Onsite Property Manager to oversee the day-to-day operations of a residential HOA community. This position works directly with homeowners, the HOA board, contractors, vendors, insurance companies, attorneys, and other partners to coordinate property services, manage projects, address resident concerns, and support the community’s financial and operational needs.

This is a professional office-based role with regular property and vendor-related responsibilities and travel to various locations as needed.

Responsibilities

• Manage contracts for maintenance, security, landscaping, groundskeeping, and other property services

• Monitor contractor and vendor performance to ensure timely, quality service

• Assist with development and management of the HOA operating budget

• Review expenses and recommend budget adjustments to improve efficiency

• Coordinate property repairs, maintenance, landscaping, safety, security, and capital projects

• Assist with risk management, insurance matters, claims, and loss prevention

• Monitor projects and ensure work is completed appropriately and on schedule

• Assist with compliance, records retention, audits, and related HOA requirements

• Respond to and resolve homeowner complaints and concerns professionally and diplomatically

• Attend HOA meetings and ensure accurate business notes are recorded and distributed

• Travel to various locations as required

• Perform other duties related to property and HOA operations

Qualifications

• 3–5 years of property management experience required

• Residential property management experience preferred

• Experience with landscaping, maintenance/physical plant, insurance coverage, claims management, and basic business accounting preferred

• Bachelor’s degree in a related field and/or equivalent related experience strongly preferred

• Strong knowledge of property operations and vendor management

• Ability to handle homeowner concerns professionally and diplomatically

• Strong understanding of budgets, expenses, and financial records

• Ability to work independently and manage multiple priorities

• Proficient with standard office equipment and computer systems

• Willingness to travel to various locations as needed
