A fast-growing developer/operator in the hyperscale digital infrastructure sector is appointing a Senior Director of Preconstruction to champion portfolio-wide preconstruction strategies for their Hyperscale Data Center pipeline.

In this highly visible executive role, you will hold ultimate accountability for commercial budgeting, strategic procurement, constructability reviews, master scheduling, and subcontractor alignment across several concurrent projects. Collaborating directly with C-suite leadership, finance, engineering, and field operations, you will ensure every development is commercially optimized, risk-mitigated, and primed for flawless construction execution.

Key Responsibilities:

• Portfolio Technical Govern ance: Champion portfolio-wide preconstruction strategies and technical planning across a national pipeline of hyperscale and mission-critical digital infrastructure developments.

• Commercial Strategy & Execu tion: Hold ultimate accountability for baseline budget initialization, macro-level cost modeling, master scheduling, strategic procurement, and deep-dive constructability evaluations.

• Supply Chain & Trade Ecosy stem: Formulate and govern multi-regional subcontractor, OEM, and equipment vendor networks to secure supply chain capacity across all primary trades.

• Process Standardiza tion: Author and institutionalize comprehensive preconstruction standards, defining the framework for optimized RFP development, robust bid packaging, and seamless project handoffs to field delivery teams.

• Team Leadership & Mentor ship: Direct, mentor, and scale an elite preconstruction department consisting of Directors, Senior Project Managers, Lead Estimators, and preconstruction managers.

• Strategic Advi sory: Serve as a core technical advisor to executive leadership, providing data-driven insights on portfolio development readiness, commercial risk mitigation, and alternative project delivery strategies .

• Operational Scalabi lity: Propel operational excellence, consistency, and continuous improvement frameworks across the preconstruction function to support rapid corporate scaling.

Ideal Background:

• 10+ years in preconstruction, estimating, or construction program leadership within data center, industrial, or mission-critical infrastructure environments (DC experience preferred).

• Strong experience with portfolio-level budgeting, procurement, scheduling, and contractor management.

• Deep understanding of civil, structural, mechanical, and electrical systems.

• Proven leadership experience building and scaling teams and operational processes.

• Experience supporting large-scale infrastructure or hyperscale developments preferred.
