Electrician II – Building Maintenance & Operations Job Location: Raleigh, NC. Department: Building Maintenance & Operations. Work Schedule: Monday – Friday, 7:00 a.m. – 4:00 p.m. Salary Range: $50,000 – $55,000. Employment Type: Full‑time (1.0 FTE). Key Responsibilities Install, maintain, and repair secondary electrical systems (550 V and below) and related equipment. Maintain and troubleshoot electrical components such as conduit, wiring, electrical panels, breakers, switchgear, magnetic starters, disconnects, and motors. Repair and maintain lighting systems, including fixtures, ballasts, switches, and receptacles. Diagnose, service, and repair equipment used in steam generation and distribution, requiring strong mechanical and pipefitting skills. Maintain critical systems such as boilers, turbines, pumps, condensate receivers, steam lines, expansion joints, strainers, pressure‑reducing stations, piping, insulation, air compressors, and water softeners. Perform preventive maintenance on refrigeration and air conditioning equipment per manufacturer guidelines. Identify and correct faults in control systems and perform necessary adjustments or repairs. Repair, adjust, or replace temperature controls, humidity controllers, sensors, pneumatic control valves, and regulators. Lift, carry, and maneuver materials weighing 60–90 pounds, with or without reasonable accommodations. Perform tasks requiring standing for extended periods, working in confined spaces, and utilizing various tools. Safely climb and work from ladders to access elevated or below‑grade areas such as roofs, above‑ceiling spaces, and utility pits. Be exposed to and work in areas where insects or small animals are occasionally present. All essential tasks must be performed with or without reasonable accommodations. Communicate effectively verbally with supervisors and the general public and understand verbal and written instructions and other communications regarding work assignments and other matters. Participate in a quarterly on‑call program, carrying a pager for one week at a time, occurring every 10 to 14 weeks. Other tasks and responsibilities may be assigned based on the needs of the organization and evolving priorities. Qualifications High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Some positions may require special licenses or certifications. Experience in the trade(s) areas related to the assignment may be substituted on a year‑for‑year basis. Preferred Qualifications Demonstrated depth of knowledge and skills for electrical installation, maintenance, alteration, and repair of secondary electrical systems (550 V and below). Experience in the trades areas of electrical, HVAC, and plumbing. Advanced knowledge of electrical theory and application, including troubleshooting complex electrical systems, interpreting schematics, and understanding load calculations and safety codes. Ability to diagnose, troubleshoot, and repair boilers, fan turbines, pumps, condensate receivers, steam lines, expansion joints, strainers, pressure‑reducing stations, piping insulation, air compressors, water softeners and other steam‑generation/controlling equipment, requiring pipe fitting and related skills. Strong problem‑solving and critical‑thinking abilities, with the capacity to independently assess issues, recommend solutions, and complete work efficiently with minimal supervision. Required License or Certification Valid North Carolina driver’s license required within 60 days of hire and must be maintained.
