POSITION: Senior Development Accountant

 

SUMMARY: The Senior Development Accountant leads accounting for Impact Development Group, development and general contracting projects, and related entities from predevelopment through stabilization and closeout. Functionally dedicated to Real Estate Development while remaining within Finance, this role supports Real Estate Development Leadership while maintaining independent accounting controls, reconciliations, documentation, and escalation of concerns.

FLSA STATUS: Full-time, Exempt

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

• Prepare financial statements, maintain general ledgers, and complete month-end accounting for Impact Development Group, development projects, and related entities.
• Manage project accounting from predevelopment through construction, lease-up, stabilization, and closeout.
• Prepare construction draws and cost certifications; maintain sources-and-uses schedules; and reconcile project expenditures to approved budgets.
• Manage contractor and construction payables, including contracts, commitments, retainage, change orders, lien waivers, and supporting documentation.
• Establish and maintain accounting processes for general contractor activity as that business expands.
• Prepare budget-to-actual reports, remaining-cost projections, and commitment schedules; identify and communicate overruns, funding gaps, and other concerns.
• Maintain property-level financial reporting during development, lease-up, and stabilization.
• Support development underwriting, financial models, funding applications, and project projections.
• Support financial statement audits, tax returns, cost certifications, regulatory reviews, and related compliance requirements.
• Coordinate entity administration, project closeouts, and the transition of completed projects to Property Accounting.
• Improve development accounting systems, internal controls, workflows, templates, and documentation.
• Coordinate accounting information across RED, Finance, Property Management, Asset Management, lenders, investors, contractors, and outside accountants.
• Serve as Impact Seven's internal Section 3 lead by preparing and maintaining project plans and coordinating requirements with contractors and subcontractors.
• Collect and validate Section 3 worker, labor-hour, and contracting documentation; monitor benchmarks and follow up on exceptions.
• Complete required Section 3 filings and system submissions; maintain audit-ready records; and support compliance reviews and audits.
• Build internal Section 3 knowledge and processes to reduce reliance on outside consultants while maintaining compliance.
• Maintain confidentiality and perform other reasonable duties and responsibilities as assigned.

• Attend appropriate meetings and training sessions.
• Maintain education and professional expertise through attendance at job related seminars, conferences and workshops.
• Participate in department and organization-wide process improvement initiatives

 

SUPERVISOR RESPONSIBILITIES: This position does not have formal supervisory responsibility but may provide training, technical guidance, work coordination, and support to accounting staff.

EDUCATION and/or EXPERIENCE: Bachelor's degree in Accounting, Finance, or a related field, or an equivalent combination of education and progressively responsible accounting experience. Knowledge of Generally Accepted Accounting Principles (GAAP), strong Microsoft Excel skills, and experience with general-ledger accounting, reconciliations, financial reporting, and accounting systems are required. Development or construction accounting experience is preferred. Experience with Section 3, certified payroll, HUD reporting systems, LIHTC, affordable housing development, Yardi Voyager, or a similar ERP/accounting system is especially valuable.

 

LANGUAGE SKILLS: Excellent written, oral, and interpersonal communication skills.

Ability to express ideas clearly and concisely. Communicates optimistically, positively, and with honesty and openness. Maintains confidentiality of all Agency information.

MATHEMATICAL SKILLS: Ability to do basic algebra and accounting calculations. Ability to use spreadsheets or other database tools to summarize information and calculate amounts.

REASONING ABILITY: Ability to effectively prioritize and execute tasks in a high-pressure environment. Highly self-motivated, self-directed, and attentive to detail. Displays effective problem-solving skills, identifies and implements innovative practices and the ability to work with diverse groups of people.

OTHER SKILLS AND ABILITIES: Good interpersonal/human relation skills. Experience working in a team-oriented, collaborative environment. Should be a self-starter who is willing to take ownership of the job and work independently when necessary. Have an attitude of continuous self-improvement and optimize the processes and show independent initiative to bring any process improvements to the table to discuss with team.

vehicle insurance.
