Job Summary:
We are seeking a detail-oriented and experienced Real Estate Title Abstractor to join our team. The ideal candidate will be responsible for examining public records and other legal documents to determine the legal status of property titles. This role is critical in identifying any potential issues with ownership, liens, or encumbrances that could impact a real estate transaction.
Key Responsibilities:
- Research and review public records, deeds, mortgages, tax liens, judgments, and other legal documents to determine the status of property titles.
- Compile and prepare comprehensive title abstracts and reports.
- Identify and summarize any defects, encumbrances, or title issues requiring resolution prior to closing.
- Work closely with title officers, attorneys, underwriters, and real estate professionals to resolve title issues.
- Maintain up-to-date knowledge of local, state, and federal property laws and regulations.
- Use title software and online databases to gather and organize title data.
- Ensure accuracy and completeness of all title documents and records.
- Provide support during the closing process by ensuring all title conditions are met.
Qualifications:
- High school diploma or equivalent required; associate or bachelor’s degree in a related field preferred.
- 3+ years of experience in title abstracting or real estate title research.
- Familiarity with property records, legal descriptions, and title insurance policies.
- Strong analytical and research skills.
- Excellent written and verbal communication abilities.
- Proficient with title software systems and online databases (e.g., TitlePoint, Data Trace, Courthouse Retrieval Systems).
- Ability to manage multiple tasks and meet deadlines with high accuracy.
