Description
GENERAL PURPOSE With general supervision, provides part-time employment opportunities for college level interns to perform job assignments that are closely related to their area of study. Any full-time college or graduate level student may apply for consideration for vacancies. This is a year-round internship hiring for immediate openings. This is an in-person position , hybrid or remote schedules are not available.
DISTINGUISHING CHARACTERISTICS
Total scheduled work hours shall not exceed 25 hours per work week (Monday through Friday). Intern positions do not include benefits and are not eligible to receive paid leave, paid holidays, retirement and/or any type of insurance. Essential Duties and Responsibilities
Duties and responsibilities assigned to Interns will vary depending on the department they are assigned.
The Real Estate Intern will gain hands-on experience supporting the Port's Real Estate Department while developing an understanding of how the department contributes to the Port's overall operations. The internship will provide exposure to tenant and agreement administration, market rent studies, pro formas, Port policies and governing documents, and collaboration with departments such as Office of the General Counsel and Development Services. The intern will support work including updating abstracts and tenant information, short term real estate agreement permits, rights of entry, easements, cost recovery, leasehold inspections, CPI rent increases, subleases, tenant communication, and related system updates. The intern will also gain experience using SAP, Adobe, Microsoft Teams, Excel, and DocuSign. Responsibilities will progressively increase throughout the internship. The intern will begin by learning department processes and completing assignments with guidance, then advance to conducting research, preparing drafts and analyses, supporting agreements through multiple stages, and developing recommendations for supervisor review. All work will remain developmental and appropriately supervised, with final decisions, approvals, negotiations, and commitments on behalf of the Port remaining with the appropriate Port staff. POST GRADUATION
At the discretion of the appointing authority, intern assignments may continue for a total period of up to two (2) years, including up to one (1) year following graduation, subject to program needs, funding availability, and satisfactory performance and conduct. Qualifications
MINIMUM REQUIREMENTS Education, Training and Experience: Intern I: Students currently enrolled as part-time students (generally six (6) - eleven (11) units) or full time students (generally twelve (12) units and above) at an accredited college or university may qualify for the Intern Program. School Enrollment Verifications are required to ensure satisfactory completion of the required units and verify eligibility for any pay increase (step advancement) based on the total number of semester/quarter units completed.
Intern II (Graduate): Students currently enrolled in an accredited graduate program leading to an advanced degree (MS, MBA, MPA, etc.) may qualify for the Intern Program (Graduate). School Enrollment Verifications are required to ensure satisfactory completion of the required units and verify eligibility for any pay increase (step advancement) based on the total number of semester/quarter units completed Intern II (Doctorate): Students in a program leading to a doctoral degree (Juris Doctorate, Ph.D., etc.) currently enrolled in an accredited college or university also qualify for Intern (Doctorate) appointments.
Licenses; Certificates; Special Requirements:
If assigned to perform work at any of the District's maritime facilities you must be able to pass a background check in accordance with current Federal and State requirements.
If assigned to perform work at any of the District's Harbor Police facilities, you must be able to pass a background investigation that includes but is not limited to a polygraph examination. Recruitment Information
