Job Summary The purpose of this job description is to communicate the responsibilities and duties associated with the position of LEAD MAINTENANCE. LEAD MAINTENANCE will carry out assigned duties in a safe manner and other duties as requested by the property manager. Responsibilities Assists and completes work orders generated from resident requests for service, as well as routine upkeep on the community by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Oversees and completes the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work. Develops standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market‑ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and WGA’s standards. Periodically inspects work performed by other service team members to assess effectiveness of policies and procedures and develop corrective action plans as needed. Periodically inspects work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards, scope and specifications as required. Maintains an adequate inventory of spare parts and maintenance materials and works with the Community Manager to order supplies and tools as needed to stay within budgetary guidelines. Completes monthly preventative maintenance procedures as outlined in the Policy and Procedure Manual. Supports cost‑cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment. Conducts regularly scheduled WGA’s safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety related laws and requirements to ensure community compliance. Demonstrates customer service skills by treating residents and others with respect, answering questions from team and residents, responding sensitively to complaints about maintenance services, and assigned work orders with efficiency and urgency. Qualifications Experience: Position requires at least 3 years’ experience in property maintenance or equivalent field. Work Hours: 40 hours per week. Weekends as circumstances warrant; on‑call on a rotating basis and for emergencies. Equipment Requirement: Must wear back support belt, goggles when working with specific equipment, masks and gloves and other safety equipment as tasks dictate. Tools: Knowledge and skill in the safe use and maintenance of hand tools (various wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, etc.), power tools (wrenches, grinders, sanders, drills, saws, etc.), user‑moved aids (wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, step ladders, full ladders, double ladders), mechanical equipment (motors, pumps, compressors, blowers, electric and hand power augers, etc.), and measuring devices (calipers, voltmeters, ohmmeters, testing meters, PH tests, gauges, etc.). Physical Requirements: Constant need (66% to 100% of the time) to be on feet; lifting/carrying supplies and parts ranging up to 150 lbs.; constant need to perform tasks such as bending, stooping, climbing stairs and ladders, pushing or pulling equipment, reaching overhead, grasping and turning tools, using finger dexterity, and moving or handling items of varying weight categories (over 150 lbs., 75–150 lbs., 25–75 lbs., 1–25 lbs.). Vision, Hearing, Speaking, Driving: Constant or frequent need to document maintenance, communicate and drive personal transportation to pick up supplies, maintain valid driver’s license and car insurance. Working Environment: Indoors 66% – 100% of the time; outdoors 33% – 66% of the time; occasional exposure to paint fumes, solvents, adhesives; frequent need to work in awkward and confining positions. Reasoning Development: Must apply logical thinking to a variety of practical situations and follow standardized procedures. Skills: Sheetrock/paint experience; appliance repair experience; basic general repairs; ability to work independently; training for maintenance technician positions; understanding of liability and risk mitigation; proactive inspection and issue escalation; available for on‑call with 1‑hour response; remote troubleshooting; order placement within budget; curb appeal experience; produce quality make‑readies and work orders minimizing callbacks. #J-18808-Ljbffr wgalegacypropertymanagement
